"Avenue5 Residential is a predatory property management company. I lived here for two years and when I moved out, they completely refurbished the apartment then sent me a bill calling it "repairs," but listed no repairs. Also, the heating bills for these places in winter is over $300 a month. Steer clear."
"I lived at Sofi Lake Oswego from March 2020 through August 2020. I successfully fought my way out of the lease due to problem after problem (clothing moths in the master bdrm closet), super old and mildewed washing machine, extremely lint-filled dryer, and a squishy floor in the kitchen that smelled. I reported it to management very many times and nothing was done. There was also tons of cat hair in my heating vent. Nothing was ever done to make it better; however I agree that Jason is the best thing about this property!"
"Avoid living here at all costs! I moved out in Feb 2023 because the maintenance person copied my key and gave it to someone who didn't live at my apartment without my consent! Then, they sent me a bill for much more than I owed because they listed my move-out date as later than it actually was. I have emailed them countless times, letting them know I'm ready and willing to pay what I owe for my last month's rent but they refuse to correct the move-out date. Over 6 months later, they aren't responding to my emails and now I have debt collectors calling me at all hours of the night because they turned my incorrect balance over to them instead of just emailing me back! Living there was an absolute nightmare and it's continuing on even after I left. Avenue5, EMAIL ME BACK!"
"I would NOT recommend moving in here. We experienced a lot of issues as soon as Avenue5 property management bought this complex and started managing it. They have terrible communication with residents, are slow to respond to maintenance issues, and when we moved out, they lied about the move out date and billed us more than we owed. After months of not responding to emails and calls asking them to list the correct move out date and bill us the correct amount for our final month there, they finally responded, and all they did was threaten legal action. In my experience, this company is not trustworthy, ignores the needs of clients, and will do anything to maximize their profits at the expense of the client. "I would HIGHLY RECOMMEND LOOKING ELSEWHERE for your next apartment. Recently this complex was bought out by Avenue5 property management, which to say it lightly, is an extremely predatory property management conglomerate. Go check out their HQ review in seattle and it paints a pretty good picture of what you can expect. Recently moved out after having deep cleaned for multiple hours, left the place cleaner than when we started renting. Still left with cleaning charges and carpet cleaning charges. The front office personnel turnover is incredibly high, during my 3 years leasing here there was probably 6-8 different people. They are always highly unreachable, needing to try and contact multiple times across days to finally reach someone. Always feels like you’re bothering them when asking questions or bringing up concerns about your unit. The complex feels trashy, there always seems to be cops there for some reason, our neighbor was a hoarder with lots of issues who loved yelling, vandalizing tenants cars, and leaving garbage in shared areas. Multiple times brought up to management but nothing happens. Plus no matter how well you try and keep them away, there are plenty of ants to go around! The maintenance supervisor Jason is the only good thing about the complex, he takes the time to get your issues resolved and is definitely a busy guy looking after the whole complex."
