"8/22/2023 For complete transparency, a lot has happened since I left the review below. I will post a complete update soon, but if you are interested in living here, please proceed with extreme caution. I am extremely disappointed in the extreme turn this property has taken. I would now consider this property…2 star maximum. Management is speaking of turning things around within six months. I guess we will see if there is any truth behind the statement. —- I have lived at River Oaks (formerly Beau Chenes Apartments owned by Cagan) for several years now and I can't enough of how thankful I am to have found a place like this. The most important part of my review that I want to stress is about the manager of the property - Brandy Torbett. After living in numerous states and in numerous apartments, houses, etc. for more than 10 years, she is hands down the best property manager I have ever had. If you have any questions or concerns, she answers them kindly, professionally and in a timely fashion. She is always available to listen and help. The fact that I have a manager on premise who is here to help when I need it -- it makes the money I pay for rent 1000000% worth it. My grumpy small dog absolutely loves her -- that's saying a lot! Safety - The apartment complex is set up with 24/7 security lighting and it has video cameras. This makes me feel really safe, especially since I will often walk my dog at night by myself with headphones in. Safety is a huge priority with this company. Maintenance - Any issues that may occur with the apartments are handled quickly. The crew is so awesome and is always checking up to make sure everything is still running okay. Even if it's batteries needing changed in a fire alarm or my dishwasher being fixed, it's handled quickly. Communication - Top notch. When there's going to be work done on the apartments or on the property (electrical work, pesticide spraying, trees being cut down) Brandy informs all of the tenants ahead of time to make sure we are all prepared. Friendliness - Like I mentioned, the friendliness of the staff is immaculate. Brandy made sure that I was settled and always wants to make sure I'm doing okay. She genuinely cares for the residents that she looks over. That means a lot for me, especially when I first met her -- I am a young woman living by myself. Knowing that I have someone that I can reach out to for any issues means the world. Great management is what makes your living space safe and comfortable. I feel like I'm at home away from home. I will not be in Louisiana forever, but I will always be available to recommend this apartment complex to anyone who is looking."

"If you’re thinking about living at River Oaks, pls don’t. New management has taken over and it’s terrible. Laughed at my face when I was trying to talk about my deposit and kept rolling her eyes at me. THEY DONT CARE ! Threatened to “call the cops and send all my mail as return to sender” all because I was knocking at 9:59 instead of 10:00am. They treat the workers like dogs and I’ve seen it the way they talk to them. Absolutely terrible since old management left a few more this ago."

"We've lived here for a month now and so far we're really enjoying our time here, it's a very quiet community, the apartment is cozy and safe. I'd recommend living here, it's also very affordable and the application process was seamless. Brandy the apartment manage was very helpful to all of our needs and she really made us feel welcomed. If you're looking for a apartment for a good price and that's clean and close to alot of places, River Oaks is a great choice."

"Me and my boyfriend moved in recently and we already love it. Everything inside is fresh and new and it smells so clean! The maintenance staff are quick, helpful, and super nice. And Brandy is absolutely wonderful. She answered any questions we had and is super nice and understanding. Any problems we have had have been seen about ASAP which is what I love. It’s so nice to have someone who cares about their property. It is such a nice little area not far from UL. Definitely recommend."
