"In the middle of my lease with PMI, Southland took over. Getting in contact with them email wise is extremely difficult. They were waiting on a check from PMI or the new owner that was our security deposit. I’m not sure if they even know about my refundable pet deposit. We moved out July 31st. It is now September 30th and after weeks of calling to check, they finally contact me and tell me that they won’t be giving me the security deposit back. Saying that walls were scuffed so they repainted the whole place (I have pictures from before I left and can assure you that nothing was scuffed like they’re claiming) then cleaning fees (which is understandable), blinds that were broken upon move in that PMI didn’t fix, and the drip pans in the stove-top (wear and tear?)I have yet to see an itemized list of charges. I’m contacting PMI to send proof of damages upon move in, and the report of the water heater leaking after being replaced that caused our ceiling to fall through. Which Southland didn’t know about. Steven said he’d text me his email after the call we had and he didn’t. But it has been well over 30 days, and I wasn’t contacted sooner about the security deposit. So there’s some legality issues there. If you are willingly renting from them, you probably shouldn’t. We had no choice whatsoever. The communication is so poor that it is infuriating."

They got a repair man out to inspect it within the same day, and the property owners are even fixing the AC unit entirely. "we had a less than desirable experience moving in, but upon moving out after purchasing a home in the same neighborhood, I was asked to please remove the bad review I had left. I said I would if I was treated fairly and received my deposit back, since we left the house in better shape than we found it. They did right by us and refunded us our full deposit. The property was new management property for Southland when we moved in.. they had just became the managers for the house and must have been a lot of unknown and miscommunication between owner and Southland Properties. But the wrongs were righted and we were treated fairly in the end.. Very pleased with the way things were resolved."

"If I could give Southland Properties less than 1 star, I would. I don't typically write reviews but potential renters need to be aware of what they are getting themselves into with this company. The owner, Steve Hayden, is not all concerned with abiding by the lease a tenant signs. He has no regard for the stipulations in the signed lease. Simply telling me "It doesn't matter what you think." Steve has an abhorrent attitude towards his clients. He spoke over me time and time again (just going to guess it’s because I’m a young woman and he’s an old white man-typical). His employees, namely Andre Seghers, do not seem to have any idea of what they're actually asking you to sign when they present you with a lease. I have never dealt with such a classless business. We are excellent tenants, always pay on time. To be treated in such a way is disappointing. I will be sure to let every one of my friends, family members, and colleagues-looking to rent-know that this business is one they should run from. I didn't do my due diligence before signing a lease with Southland properties. All you need to do is look at their very low Yelp and Google business reviews to know that you do not want to do business with this company. So very glad to be done with this place. See ya!"
