"If you're considering relocating here, I suggest first observing the unusually empty parking lot. This emptiness stems from a series of unfortunate events and mismanagement: a building fire, frequent flooding in the parking area leading to significant car damage, rampant vandalism of vehicles despite the presence of a supposedly secure gate and non-functional cameras, and lackadaisical maintenance efforts. Additionally, the amenities are subpar when compared to other apartment complexes. It's not surprising that many residents have chosen to leave, as evidenced by the overflowing dumpsters filled with abandoned furniture following a recent spike in rent and amenity costs. For a two-bedroom, one-bathroom apartment, you're looking at a monthly expense of around $1,275, but with the level of landlord indifference here, it's worth considering other options. For your safety and financial peace of mind, and to avoid constant fee increases and concerns about vehicle security due to frequent management changes aimed at salvaging their reputation, I strongly advise looking for a better living situation elsewhere."
"UPDATE (1/25/24): the complex has been sold, again. We have a new management team and maintenance team. Things are getting better. The best thing is communication! I love it. Today Charlie came out to fix some lights that kept burning out and we talked about a few other things that need doing. We had a great conversation and I can tell they’ve got the right man for the job. I appreciate the hard work maintenance has put in to get things in order. — — — — — — — — — — — —— — — — — — Communication is non existent. I moved in in August. My sink fell out and the counter broke. They came out to fix and disconnected the drains. In January they “fixed” it. Halfway. They had to come back out because everything was being held up with boards and the pipes were all leaking. I put in another related request on 4/5 it is now 4/19 and still not fixed. And no response from them, except when I called a couple days later they said they ordered a part."
"The ceiling in my kitchen and dining area randomly started leaking everywhere. The maintenance person came out at 10:30 the next day to assess the issue. Between 12:00 and 1:00 my apartment was left open while they were dealing with the issue. At 1:15 my friend goes over to check progress and found my bedroom door open and my gun stolen with a single bullet on the floor. After leaving work to get home to make police reports and hopefully get camera footage of the person walking down stairs or upstairs with it, I’m notified that the cameras don’t work. I finish making the reports with the police and the office and go back to work just to get a phone call saying my apartment was locked and they needed me to come back to open it. Once I asked where was the spare key that they have because I’m at work yet again and cannot leave I get informed that the key is missing……they had the key in December when they did “inspections”. All within 1 hour the spare key that the office has is missing and my gun is stolen out of my apartment because of negligence to lock my door and secure my apartment when they were finished. According to 3 other people in the apartment complex, I’m not the only person who has had expensive items/ firearms stolen out of my apartment when maintenance present. Also the coroner has been out to the complex 4 times that I’ve seen since November. The rent is not cheap to be dealing with problems like this."
"TERRIBLE Come on down to the Bradshaw for a taste of what Baton Rouge ACTUALLY has to offer. From the looming stench of marijuana smoke and "baby mamas" yelling up at a window begging for a fight, to hood rats brandishing extended mag rifles in the parking lots, the Bradshaw has it all!!!! Put in a work order for repairs? Too bad, management won't get it fixed in a timely manner. Summer is in full effect! Want to hop in the pool? Too bad, the pool has become a primordial soup. We're all here just waiting for the bacterial culture in there to take the next step in evolution and crawl out the pool with legs. THE POOL IS GREEN AND SLIMY Management's best answer to ongoing issues is " we're working on it" Our work order is about three weeks old. At first sight of the issues upon our move in date we promptly wrote an email to the leasing office and furthermore informed them of the issues in person. At which action they stated they would personally fill out a work order on our behalf... Was anything done of it? Nope, no history of any such worker order to be found... Take a good gander at the back of the complex before you move in to this site. Hope this gets the y'all attention @Bradshaw management when I read colorful living I didn't have a green pool in mind lol."
