"Butler Plaza took $100 from my deposit to clean, when I left the apartment spotless. They also charged me several hundred from my deposit to replace a refrigerator that was not broken, and had normal wear and tear from X years of previous tenant use - I was only in the apartment 2 months. Would not recommend this place due to this conduct."
"I've lived at Butler Plaza for three years now and I've loved every minute of it. The common areas are always clean, the location is perfect and the management is friendly, responsive, and helpful. Every maintenance request I've put in has been answered and resolved quickly and efficiently and the front office has always done their best to be accommodating whenever we've needed it. Both apartments that i've rented in the building were well maintained and newly renovated and I've never had any serious issues with either one. If I wasn't moving out of state I would never leave."
"Great location, units recently renovated with quality materials, and walls are not paper thin like most new construction. Very nice views from the roof, and on top of all this, FANTASTIC management. Very organized, attentive, and willing to help with anything that comes up. I ended up subletting the last two months of my lease, and Micki and her team helped make the process as simple and painless as possible. I've dealt with half a dozen or so property managers in the Madison area, and Butler is by far the best I've come across."
"I have been living in Butler Plaza for about 2 years now and it has been very easy and enjoyable. The amenities are great and management is friendly and accommodating. The heated garage parking in the winter months for 21 N Butler st is phenomenal and the rooftop lounge/hangout area is very nice and scenic. Anytime I had any sort of issue it was always addressed within the next business day and when I had to alter my lease because my job required me to move, management was very helpful and more than fair to accommodate me. I would definitely recommend Butler Plaza to anyone who is looking for an affordable place in downtown Madison WI."
"All the convenience of isthmus living, nicely finished units (pics are for a recently remodeled unit), and surprisingly reasonable prices for downtown. The floor plans are good sized for downtown apartments, have intelligent layouts, are well designed/built, and use space effectively. Finishes in the remodeled units were well-chosen, look great, and feel high end without the high rent costs of some other downtown buildings. Sound-wise, the building is very quiet (my guess is mostly professionals) and it doesn't suffer from the paper-thin walls of some of the other downtown buildings. You may still hear noise from your upstairs neighbor(s), but with concrete between floors it takes some effort (like stomping in high heels on hardwood floors or something :P). On Floors ~3+ many of the units (Odessa building) have a partial to full lake view, and the location of the building is in a nice spot off of East Washington, but not on a main road. It's a prime location if you want to live downtown, as you are right near the loop and just a few blocks from State street. The building itself is well maintained and the maintenance crew are fast, friendly and good. Utilities are cheap and the optional discount Capitol Fitness membership is a nice perk. The only minor downside is that Odessa is mostly north-west facing, so you don't get a ton of direct sunlight in the winter months. Makes cooling costs in the summer much cheaper though ;). The office staff are professional, fair and friendly. It feels more personal than the larger management companies out there; they always respond quickly to email, and are available in-person during business hours for pretty much any ask. They also know the buildings/units well, which is a nice switch from the mega-conglomerate property management firms in Madison. The lease is also straightforward. Random things I really like: if you run the water for ~15 seconds, the tap water actually tastes decent, which is surprising for most city water. The bathrooms aren't gigantic, but they're well-configured and the toilets are excellent (and powerful, lol). The carpet in the bedrooms is also good quality, and not that cheap thin office-quality junk. If you're looking for *actually* nice downtown living, but don't like getting gouged by some of the other newer buildings in the area, this place is a hidden (well, as hidden as you can be in the downtown!) gem."
