"I lived at The Edge for one year and I had a fairly good experience! I lived in the newly remodeled room which was a little more expensive each month, but it much nicer than the other rooms which were pretty basic but very livable. Before l chose to live at The Edge, I looked into living at The Quarters (which are across the street, also student housing). The Edge has garages available to rent each month for an additional cost, The Quarters do not. One big reason I am glad I chose The Edge is that The Quarters is known for having large parties almost every weekend (the apartment manager did nothing about the). Now don't get me wrong, parties happened at The Edge as well, but Suzanne (the apartment manager) took care of them (aka kicked people out who continued getting noise complaints). An issue I had with living at The Edge was the On-Call after hours maintenance. I tried calling on a few occasions, and it always went to voicemail. I was eventually called back but it took a few hours. Parking is monitored here but for good reason. There were a few occasions when there was no parking in the front lot because there were other non-residential cars parked. People who pay rent should be guaranteed a parking spot. If you are parked in the lot after hours, you will most likely get towed ($200 cash to get your car back..) There is plenty of off-street parking available. The Edge is one of the cheapest places you can live in here in town; everything is included in the rent. You don't have to worry about how expensive your electric and water bills will be (major plus!). Overall, I have enjoyed living at The Edge and will miss my little apartment."
"Property management and maintenance are outstanding! I lived here for almost 3 years and anytime I submitted a maintenance request my issue was taken care of in short order. Suzanne does a fantastic job managing The Edge and always takes time to listen to and assist the residents. I highly recommend The Edge for any students on a budget as rent is among the lowest in Rochester and all utilities and internet are included! Individual leases also means that you don't have to worry about your roommates not paying their share. You are responsible only for your own payment so there's no stress there! If you're planning to attend RCTC then the location is unbeatable!"
"I have lived at The Edge for two years and I have never had any problems that people have been posting about. Suzanne always posts well in advance when the parking lots are going to be plowed. The issues about drugs and alcohol and parties are all about who you hang out with. If you don't involve yourself with those kind of people there won't be any drama. quiet hours are pretty well respected by a majority of the residents. My roommate and I really like the maintenance man Scott because he is quick to fix a problem and efficient. As a tenant you have to understand that there are problems everywhere but if you have a line of open communication with the management it can be at the very least solved in a timely manner. The prices are cheap considering you don't have to pay utilities/internet and it is a single lease where you pay your part and your roommate pays theirs."
"the parking lot is terrible,snow removal is terrible. They tow cars like its a day job, there's parking spots open all over the parking lot and people park in the street as well, so if your boyfriend/girlfriend/friend comes over and stays the night and parks in the lot expect to be towed away, they say "it's to make room for residents" but that's not the case it's a money thing for them, they want people who aren't residents t park on the street, the thing is a ton of residents who live in the west building park in the street because there's a door on that side to get in. So your girlfriend/boyfriend/friend is parking 3 blocks away instead of taking an OPEN spot in the parking lot which makes it easier for everyone. The edge is failing miserably, they might be someone of the worst student housing in rochester. My advice GO LIVE AT THE QUARTERS. 100% anyone you'll meet here will you the same thing. There parking lot allows you to park wherever. They are doing so well they don't a contractual towing service to get paid. Suzanne is a horrible building manager, snow removal if you don't wake up at 7am to move your car on nights it's snows more then 2 inches they tow your car, and it's $200 to get it back. PLEASE if you value your money, paying the extra $35 at the quarters every month (Edge Rent: $440/Quarters Rent: $475) a month and everything is way nicer at the quarters, cable, Internet, parking, snow removal, apartments in general, management. All of them are better. ~Sincerely a former quarters resident and unfortunately a current edge resident."
"Terrible apartments. Always drugs around, loud music. the building manager is terrible, she's no help and when you do finally get her help she targets you in specific because you made her do her job, she thinks she's the boss of everyone and practically belittles you when you talk to her. Snow removal policy is awful. They expect you to wake up at 7am go move your car out of the lot, park it in the street, then move it back to lot when the snow has been removed and if you don't move your car they have it towed, you're also responsible for going down to office to check when snow will be being removed as if every college student wakes up at 7am and the best part is; they only scrape off the top of layer of snow in the lot so it's still slick and when it heats up it turns into a sloppy mess. If she pairs you with random roommates and you end up not getting along with them, expect her to screw you over money wise. She tried and failed with me personally. The heat also doesn't get turned on until it's consistently below 32 degrees, like you literally have no option to turn it on so bring blankets for the first couple months of fall, but they don't tell you this when you sign the lease they just periodically slide notes under everyone's door. On your lease sheet is an on call representative for after hours and you can expect that phone to never be picked up after 5pm.. ON TOP OF EVERYTHING: there have been TWO shooting directly related to these apartment buildings and one of them was outside the other was inside. Also my dishwasher as well as many others don't ever get dishes clean.. So don't count on it. Pool up some of your buddies and find an apartment other then this, make sure you trust them and pay the lease out accordingly. When you add the bill up for my roommates and I here it exceeds way more then what you would pay for a town home each month which is way nicer than these nasty apartments and they get you thinking these apartments are cheap because you pay single leasing but in the long run its more expensive then finding a group of friends to get a town home with. The only quality things about this place is single leasing and a garage, oh and the maintence guy here is pretty cool! But the quarters across the street has single leasing too with 3 roommates, no garage but it has MUCH better management as I stayed there last year and switched this year because they were full (wasn't planning on coming to college here but I did this year, so was late getting an application in) just a little helpful advice from a very recent resident of The Edge!
