"Do not consider renting from Buchanan Property Management! Unless you meticulously document every interaction from the moment you step through the door, and keep all correspondence via text or email for a paper trail, you'll face challenges. Even with thorough documentation, be prepared to fight for your deposit back. Buchanan Property Management tends to take advantage of tenants. It took us over 60 days of persistent effort to reclaim our rightfully deserved deposit. Even after they finally relented, it took an additional 10 days to receive our money due to BPM intentionally sending the check to our previous address! This blatant disregard for proper procedure underscores their retaliatory practices and demonstrates the incompetence of their brokerage. Know your rights! Response to BPM response: So, BPM failed to ensure they received all the necessary documents when taking over a property with long-term tenants. Instead of fulfilling their responsibilities, BPM neglected their duties, and the tenants ended up bearing the consequences. It seems more like BPM was testing boundaries to see what they could get away with, not anticipating a tenant who meticulously documented everything over the past 7 years! And if all the required documents aren't available, how can retaining any portion of a security deposit be justified? Charging us for a new door because of a pre-existing dog door that predates our tenancy, or charging for nail holes that we emailed about when we moved in to have a note of them, or charging us for junk removal from the common area that had names of past tenants on it, or charging us for cleaning after we paid for a professional cleaning crew to clean every inch of the home at our departure, and you not even providing the post-move-out inspection with the list of charges. It's your job to prove why you are retaining our deposit, not our job to prove why we deserve to get it returned. That is the definition of fraudulent because if I didn't have proof of all this, you wouldn't have returned our deposit. So just take accountability for your actions!"
"Highly recommend BPM. Moved into one of their properties in November 2023! We were in a different state at the time. Celeste and the entire team really went above and beyond to help us move in. We even asked for a few touch ups in the apartment before moving in and they were more than happy to do it! Every time we send a maintenance request in for either the property or the apartment, it will be taken care of within 24h!!! Celeste is always available by phone, email or text during working hours. The property is also very clean and well taken care of."
"I moved into a furnished apartment that was not cleaned and had dog hair everywhere. I annotated this on my move In checklist and provided p itures and videos. During my moveohr inspection with Wesley we talked about all of this and he remarked that there is no cleaning clause in my lease so I shouel get my full deposit back. I was charged a cleaning fee anyway so I reached out and was told to provide provided all the pictures and videos I provided at move in. Celeste stopped responding to my email once I proved that the property was not clean upon move in. The staff is nice, but business is poorly run and they will cheat you. I could keep going with the things that did wrong. Wish I could give 0 stars."
"DO NOT rent from Buchanan PM! They will do whatever they can to take as much of your deposit as possible. I only lived at one of their properties for a year, was a model tenant (they kept asking why I was leaving) - kept the place extremely clean, and they still shorted me $500 on my security deposit. They charged me for a $200 cleaning without any proof to justify it needed professional cleaning, saying they charge all their tenants the same charge (which is actually illegal). Then they tried to charge me for repairs on things that I added to the house and paid for myself. I sent them the receipts and still have yet to be reimbursed. I tried to overlook their disorganized and messy operations while I was a tenant, but they are extremely unprofessional when it comes to actual issues. They always blame each other for not doing something or following up if you can actually get someone on the phone, and usually if they actually email you back (only after you copy your attorney), it’s from their “VP” Susan Critser, who is honestly a joke. Save yourself time, money (at least $500), and stress and rent from anywhere else."
"I only gave a one star because they wouldn't let me give zero stars. I also don't usually write reviews but my experience with Buchanan property management was so awful that I decided to leave a review so others don't get taken advantage of. Any time there was an issue on property I would reach out and would never hear back from management. The listed amenities that are posted are horrible. Recycling/trash was hardly ever taken care of, the property was hardly maintained, the laundry facilities were a mess and hardly useable, and the entire time I lived there they not once cleaned the pool. When I decided to not renew my lease the management office tried to charge me for an extra month of rent saying I had not put in 30 days notice and only removed the charge from my account when I re-sent the original email with the move out paperwork and time stamps showing I had provided 30 days notice. Then when I tried to schedule the move out inspection they told me I didn't have the right to be there even though that's not California law. Finally, I got the inspection scheduled and two hours before I received an email saying they had already done the inspection without me. Then they shorted me on my security deposit refund. Overall, they are condescending and rude to tenants. If you have to rent from them I would suggest documenting every single interaction with them including phone calls and in person meetings because if not they will screw you over."
