"I lived in 251 9th Street for 4 months for an internship, moving out in the first week of January. It has now been over 40 days, and Urbanests have still not returned my security deposit (of more than a thousand dollars). For context, San Francisco law states that they must return the deposit in 21 days. I have been in constant communication with them over email, and have done everything correctly, but they are still not returning my deposit. Their latest excuse seems to be that the payment processor (Kopa) that THEY used for me to pay my deposit never sent them the money - and they're just NOW noticing this, 6 months later. Reading through the other reviews, it seems like this is a reoccurring issue for them, and I have also noticed them take down other reviews which were complaining about this. Please stay away from Urbanests - they advertise "affordable" rent prices, but are clearly more interested in holding on to your deposits."

"Living at 251 9th street was such a great experience because I needed a place fast and it needed to be affordable. I didn’t have to bring anything except for my personal items because there was already a bed, and small drawers. I met some cool people in the building and made friends. It’s a nice way to meet others when you’re downstairs cooking or hanging out in the living room. There’s free WiFi and free printing. They provide paper towels, toilet paper and other cleaning supplies that’s fully accessible 24/7. Living here is a good option if you need something cheap and convenient."
"If you are looking for cheap housing in the heart of San Francisco, 251 9th Street Residences is a great option. However, before renting here, you should be aware of the situation you are signing up for. Location: Overall, the location is great. Despite being in the middle of the city, the area is completely safe. It is about 2 blocks from Market Street, which has great access to Muni buses that take you all over the city. Similarly, companies like Uber, Twitter, and Square are an 8-minute walk away while Airbnb, Adobe, Pinterest, Stripe, and Zynga are about a 15-minute walk. Yes, you will encounter some homeless people in the area, but that is the norm in San Francisco. Housing: 251 9th Street Residences is the definition of dorm-style living. The kitchen and bathrooms are communal. Each room is just the right size for one person. Therefore, I wouldn't suggest sharing the room with someone even though that is an option. Each room comes with a bed, sink, mini-fridge, desk, and dresser. Be warned, this location has no laundry machines, and, as a result, you will find yourself commuting to the nearest laundromat. The walls are thin and noise travels through the hallways, but quiet hours are respected. The residents are mostly interns and a few legacy tenants who all respect one another's privacy. Conclusion: I stayed here for 3 months over the course of my summer internship. It's definitely not an extravagant arrangement, but you get what you pay for. If you are looking for a cheap and temporary housing situation, this is the place for you."
