"The Pearl Creek staff are great! The office is opened even on Saturday if you have any issues. The complex has a great pool, game and workout room. The grounds are kept very nice and clean, and they offer a trash concierge service. The apartment units are very modern w/ upgraded countertops and flooring. The units also have gas ranges in them which is a huge bonus if you cook. I had a very comfortable experience during my stay at Pearl Creek. I wish them the best."

"Pearl Creek: Hard Pass. Avoid FPI Management and Grove Communities LLC. I had been a happy resident at Pearl Creek for over 3.5 years. However, the property has experienced a sharp decline in quality throughout 2023, specifically with the cleanliness of the grounds and the responsiveness of the management staff. My rent increased over $700 through the years. Disgusting. However, I am aware of tenants that let their leases lapse to month-to-month and FPI Management never approached them to increase their rent. Over years. Considering this behavior, and the allowance of partial payments during COVID, it apparent that tenants who actually pay in full, on time, and renew their leases appropriately are penalized... for following the rules? I have filed numerous complaints with management about grilling violations, smoking, unauthorized access, drug use, trash piling up in hallways and overflowing dumpsters, and dog excrement all over the property. The Community Director does not seem to realize that she, in fact, manages an entire apartment complex. She was unprofessional and not pleasant. She always appeared to be more interested in her cell phone than responding to her residents queries and complaints. If she ever bothered to walked the property she would also see the issues. For a property that charges over $3k a month in rent for units, the grounds should be spotless and well-appointed. They are not. The breezeways used to be cleaned by an external company and they did a phenomenal job. Either FPI Management or Grove Communities made a change and now it is handled by on-site maintenance. They do not seem to have the equipment, chemicals, or time to do a thorough job so the breezeways look untouched. Pool equipment was also problematic, umbrellas disappeared over the years. The apartment windows have not been cleaned in three years. However, the worst is the dog s***. The pet waste built up all over the grounds is atrocious. Highlights: Jose, in maintenance, is awesome. Andrew Toso, unfortunately left the property but was amazing when he was there. Ray is also wonderful. Grove Communities LLC needs to address issues with FPI Management team. It saddens me that the place I called home for so long has become a run-of-the-mill trashy apartment complex. Luxury prices without the service to match. The only reason I have made this post is because they don't respond to the online forms submitted on their website. Shocker."
"We had a traumatic experience in our apartment when a pipe burst in our walls and started flooding the apartment! It was approximately 10 pm! We called the emergency maintenance (Jose) and he was here in minutes! We had to get a hotel room for a couple of nights but everything was squared away! Thanks so much to Vanessa and her team for handling the situation in a timely manner and for continued communication! I’m so grateful to be part of the Pearl Creek community!"
"We lived there for a few years and would have stayed longer if the rent didn’t constantly go up dramatically each time we renewed our lease. The best part about this place is the maintenance Staff Jose. He’s super nice and works really hard. I feel safe walking the grounds at night and the location is great. We enjoy roasting s’mores at the fire pit as well as salt water pool. We did have an ant problem when we first moved in as the other reviewer mentioned but we got some ant traps and took care of it ourselves with success. Hopefully we will get some of our deposit back. Don’t bother cleaning as they told us when we did pre-move out inspection that even if apt is cleaned well they will still keep a few hundred dollars of deposit to hire ‘professional cleaners’ so we’ll see (may need to update review depending on how much they keep as I spent A LOT of time cleaning the place. Had I been told beforehand they would keep a few hundred to ‘professionally’ clean the place I wouldn’t have spent all the time and $ on cleaning products and just did bare min). Overall it was a pleasant experience living at Pearl Creek."
