"The apartment manager said that we would get some of our deposit back after moving out but come to find out they went over our deposit for carpet even though the carpet was fine. They went $450 over our deposit. Don’t rent at this complex ever. Save your money and time. They never fix issues with the apartment and the water is always shut off. Water never heats up when you take a shower and the windows and sliding doors aren’t sealed properly."
"This is probably one of the worst places I have ever lived. Here is a list of reasons why: -They never ever answer the phone and when they do, they are incredibly rude. -The water was constantly being shut off at times where a person typically would shower i.e. before work or before bed rather than in the middle of the night or in the middle of the day. -The neighbors were awful and rude. One time I left my clothes in the washer 15 minute passed when it was done because I was on an important call that I needed to pay full attention to and one of these lovely people took my sopping wet clothes and put them on the (dirty) counter located inside of the laundry room. -Parking is ASTOUNDINGLY bad. You only get one spot per apartment and the streets are always packed, so if you work a job where you get out late, carry some pepper spray and good luck because you're gonna be walking pretty far with minimal street lamps. - It's right next to a cemetery??? - It's across the street from a sewage plant and the Marine Corps base, so it always smells and is occasionally loud because of drills the run on base. - They charged me my rent (at the time about $1600) as a deposit and I NEVER got it back. They even sent me a bill for ANOTHER $1600 after I moved to another state. When I called to dispute it, they were basically like "oh haha sorry" and I never saw another bill or got another phone call. - Our electricity was shut off when we moved back, but they are still trying to charge me for it (over $1000 owed at this point) and neither the complex or SDGE will do anything about it. -Also Fallbrook itself is just terrible."
"The holding deposit amount is extremely high for the apartments condition. When you move out they make false statements and take all of your deposit. You end up losing a lot of money for something that is not worth it. The area is unsafe, the apartments are old. Just not worth it."
"Do not stay here. They will rob you upon moveout. Say goodbye to the $2,000 deposit. They will rob you blind and send you the bill. Move literally anywhere else. Even on base housing does not rob you as bad. If you are military, or even if you are not, just do not even call."
"I’m surprised I’m the first review on this place. First things first... DO NOT MOVE HERE OR ANY OTHER PLACE OWNED BY KEVIN F STEPHENS!!! Just don’t! I don’t even know where to begin with this ridiculous place. It’s the worst place my family and I have ever lived. As much as I’d love to get into every horrific detail, I’ll try to stick to the main things. While living there (from 2015-2018) we had gone through 2 different owners, about 5 managers, and multiple assistants and maintenance workers. Water was constantly being shut off and we weren’t always told it was going to happen. In our very own apartment we had leaks coming from the ceiling, under the ground in our living room and kitchen, and a bursted faucet in the bathroom that caused a major flood. The flood..now this was our biggest problem of all. Long story short I turned on the faucet (like a normal person) I heard a thunk and water shot up from the faucet. Now I’ve never been taught about pipes n whatnot. My husband wasn’t home, it was after hours and hot water is shooting out from the faucet (for about a good 25 minutes). The number we call after hours goes to some out of state office. They tell me maintenance will come as soon as possible. No one was coming and now water is flooding into our closets and hallway. I had to call the water company for them to tell me how to turn off the water (which I called the apartment number three times and not one time did they know about how to turn it off to stop the flooding). It was so humid in there and started smelling moldy. They had the carpet padding underneath replaced but not the actual carpet. They tried charging us almost $800 with a letter stating we purposely broke it we had to pay. I did not break it. It broke due to all the pressure from them turning water on and off so many time for months and months, so many days in a row. We told them we weren’t paying. When water was coming from the ground in living room and kitchen (this happened two different times) we had two big holes in the ground. One of the times they shut our water off over night. We asked the manager how we and our children were supposed to shower/brush our teeth? She called the owner and told him we have small children. She told us he said it doesn’t matter, that he wouldn’t reimburse us to stay at a motel for the night. She said we can stay in an empty apartment. Umm, with what beds? That was not right. Towards the end of moving out I kept asking and asking if we still had to pay the $800 for the carpet. She said we should be good but she’s let me know for sure. And then right when we’re going to move she tells us yes. We did two walkthroughs. Fixed what needed fixing. Everything was good. Well we get a letter at our new place saying they took our entire $1050 deposit and we still owe $850! What?! I could go on and on, but yeah, do not be afraid to take them to court. We went through small claims. He tried lying (after all bad reviews under all his “sunset” apartments and under his “Kevin F Stephens” yelp reviews it wasn’t a shock. He even brought a maintenance worker with him as a witness. He was never a worker when we lived there. Wow. Judge even questioned his paperwork. Go in prepared if you know he’s in the wrong. We had a huge stack ready. And we won. We no longer owed him a cent and he owed us about $500 of our deposit back. I was hoping for our full deposit and getting him on “bad faith” but I’m just glad we no longer owed. He truly is the definition of a slum lord (as other property managers told me that know of his reputation). I know this is a very lengthy review. But it’s necessary. I am SHOCKED his places are still open for business. Funniest thing about our whole flood nightmare and extra fees they tried charging for it, is I was never charged for this faucet I supposedly broke on purpose."
