"This place is absolutely disgusting There are bugs and rodents The apartments are poorly maintained maintenance ( the hired staff that change regularly) responds immediately with their duct tape but the only true resolve is attempted when the continuity to rent the unit is threatened Community ordinance and regulations are ignored until you seek legal action or quickly covered up with a concession Move out charges unreasonable compared to move in conditions of the apartments If you have sufficient issues be prepared to email and call ( no answer) at least 10 people to communicate who will attempt to encapsulate the problems they’re liable for I’m told there is a lot of refugees living discounted or rent free which in units which is great and probably guarantee government funding to the company -not sure how accurate this is but I believe it based on my experience while living there. So many kids from the multiple properties running wild reckless vandalizing unsupervised in community spaces, reckless drivers all the time mainly showing how fast their cars go no observation of driving law, at the pool open drug use like no family element is around. it was like accommodation for some ghetto encampment while I pay 3k for an apartment with old appliances and bugs sewage problem and demoralized/demoralizing staff. is normal came home to overflowing sewage that leasing office minimized explaining to someone upstairs being irresponsible. I had to demand proper clean & was asked by maintenance what chemicals I wanted her to use.. uh the proper one so that myself or pet doesn’t get sick from flowing sewage!!! They provide hand written communication and then will argue you what was communicated , keep all documents. Contact breach seems no issue to this company. they offered me a concession then after I moved my furniture in they asked for a NDA knowing my options were varied. the gym is directly under apartments and very noisy, the insulation doesn’t provide enough sound proof it was open 24 hours so weights at anytime of the day was beyond disturbing usually from unattended kids. I think they no longer keep the gym open 24 hours bc it’s violation. I had to have a new floor ,blinds ,painting wall repair and so many other repair done immediately following the move in inspection only for them to attempt to charge me nearly 700 dollars 4 months later bc the apartment was so inhabitable they allowed me a lease break without penalty. Old school washer and dryer on the patio right next to my neighbor bedroom window super noisy and laundry does not violate quiet ordinances but clearly could sleep with rattling laundry machines. There is a new manager “again” and management is a pure joke you have to send an emails to communicate with responses days later. Call the office no answer only to walk in the office full of staff (when their not closed hours for lunch ) and you experience that same unpleasant uncomfortable unaccountability unavailable attitudes from the staff because what are you going to do about it ..break you’re lease and owe them rent until they re-rent your unit again ????? Don’t move here !! yes the trees and landscape are attractive but the grills are always broken don’t even consider the televisions they’re likely not operating. the 5 humongous pools spacious always hosts some family party not inviting with 30 people eating kids running around climbing the loungers and not sure if the pit bull is still sitting there unattended chained to the chair while the owner swims laps visitors who don’t even acknowledge there are community rules and probably not paying residents. The fountains splash all over the walkway so it’s eyesore dirty water bug/roach magnet. I tried to walk away amicably but I’m convinced this generation of the Irvine Company is DEPLORABLE somewhere they went wrong. prepare to give them the money because these unreasonable, unethical, lawsuit plagued decision makers will definitely try and charge then hide behind the Irvine Company once upon a time good business model and soiled reputation"
