"My first and last year at Citrus Park apartments. Plumbing sucks, water will be constantly turned off, your toilet won't flush, the pressure from the shower isnt sufficient. My maintenance concerns about missing screens in a 2nd floor bedroom window or the barely clinging on "new" air filter that was poorly placed, were never addressed. Two times I've asked for plumbing repair, first was the worst with such awful attitude that made my son and I uncomfortable and scratched the toilet up. 2nd time while I was not present, this person thought leaving what he took out of the toilet along with his dirty work gloves on top of my trash was appropriate. Left tracks in my hallway and front door. Honestly for what you're going to be paying, this place is NOT worth it."

"This place has both a heating problem and roach (water bug) problem. We signed a lease August 2019 for a year for unit 116. Within a month, we noticed it was abnormally hot in there. In December we were sleeping with the A/C on full blast set to 75° while outside it was 45° yes, you read that right. There has never been a day in our stay there where I woke up legitimately cold at night. It was always hot/warm and felt like a hot summer night. When I called the office manager and explained to her our floors were really hot, specially the restroom floor, her solution to the problem was to replace the linoleum floor with tile. I explained to her that wouldn’t change anything, possibly make it worse and nothing was solved. I ended up buying tools to take accurate temp readings of the floor and atmosphere (end of January 2020) which I did at least twice a month since the time they “fixed” the heating issue. Turns out, our floors were an average of 90° the bathroom floor was at 114° the unit itself was averaging 85°-90° with the A/C on full blast during winter time. I recommended to the manager there is a possible slab leak which may be causing this ... turned out there was really a slab leak. In order to fix that, that was a whole hassle within itself. We asked to be moved into another unit without extending our lease or give us till the end of the following month rent free to move out (it was half ways into February at this point.) We got told we had 4 days to move or just let them fix it. Because I was unable to find a place, within 4 days, I succumb to their terms. Upon returning to the unit from the “fix” it was slightly cooler, still hot in there but not as unbearable as before. From the beginning of 2020 till we ended our lease (we exercised our right to break lease earlier then the contractual agreement penalty free )the temps were still averaging 85° on the floor and we still had to run the A/C all day and night. In turn, this caused my family to get sick constantly, wake up with congestion, wake up with head aches. Not to mention my bill was 3 times the amount for a 800 sq ft apartment. The other issue were roaches, everyday we’ed find either a dead roach on our floor or some where alive and crawling. One time, my gf woke up in the middle of the night screaming because she felt something crawling on her and sure enough, when I turned on the light, there was a huge roach on our bed. The roaches are average 2” There is documented picture proof of all these complaints, there is documented emails between myself and management regarding the heating issue. On our last day, while moving out, the surrounding neighbors asked my reason for moving, once I disclosed the heating issue, they too complained about the same thing. The whole time I thought it was an isolated issue but I guess it probably isn’t and the whole complex suffers from a poor water pipe design. I wouldn’t recommend UNIT 116 at all and if you still consider it, ask if the heating has been resolved. The whole situation was handled poorly by management, the communication was terrible, the arrangement to fix the slab leak was horrible, the crew who went into my unit to fix it was terrible (they moved one of my large flat screen TVs and laid it on its screen on my bed without my consent or approval) it was just a bad experience at this place. The location is great but living conditions are not good. Note: notice my review has gone ignored by management but others have been responded to. I can only assume it’s because my entire review is true and factual. There was no security on the premises patrolling. I left August 1, the reviewer below posted two weeks later ... I doubt they got security within two weeks. Other things I didnt mention in my original review: Laundry is really outdated, it requires the use of quarters ... I do believe the country is on a coin shortage currently. The gates are not truly automatic ... both good and bad. Maintenance does clean up everyday."
"My family and I have been living here for over 16 years and we absolutely love it. The area is great,good location, good schools and the park is across the street and shopping center is within walking distance. The manager Katie is absolutely the sweetest and she's always there for her tenets. Being here for over 16 years we had our fair share of managers and I could honestly say that she's one of the best that we've ever had. The grounds are always clean, maintenance keeps the pool and community areas well-kept. also there is nightly security patrols that walk the premises at night just to make sure that everything is in order which adds an extra layer of security and makes me feel safe for me and my family. The apartment layout is very spacious. The bedrooms, living room, dining room and kitchen are great size for a single-family to live comfortably. I would highly recommend for anyone to live here."
"There’s definitely a roach problem that they couldn’t control. We left early and dealing with the issues for making that decision, but whatever fine we pay to live somewhere clean was worth it. People should know about the problem before getting locked in for a year. Your response is a lie. It’s not available upon request, you have it scheduled every two weeks and we had to wait at times 1.5 weeks for treatment with numerous no shows which resulted in waiting a month. I have emails I can share."
