"I stayed here 2018-2019. Over the summer, water was shut off multiple times. The maintenance guys would come in and out without telling you. I felt a violation of privacy with how often people entered without telling me. I had one maintenance guy steal my now ex’s pair of shoes and leave trash everywhere. Walls are thin. The blinds kept falling apart and gets deducted from our deposit, even though it’s the apartments fault for having bad quality blinds. It’s kinda awful that they think this is healthy student living. I don’t think students should feel unsafe like that."
"Lived there for 2 years. Rent was way too high for what you were getting. No internet, amenities set at a fixed rate, coin operated laundry, and very limited parking. During the peak of the COVID pandemic they closed all amenities and kept rents the same. The floor creaked both upstairs and down. Walls are very thin so you hear not only your roommates conversations but your neighbors as well. Despite being close to a grocery store, a few restaurants, and within walking distance to Cal Poly it is not worth the price."
"We had problems with mice about 3 times throughout the year- one actually died in our apartment and made our whole kitchen smell horrible. All the management did was send in people every week or so to put out traps, but didn’t do anything about the bigger problem because many other apartments around us had the same issue. The deposit is $500 but you won’t get back all of that- they don’t tell you but they take about $150 of it for “cleaning”. Rent is too high for the small space you get at valencia. Walls are paper thin to the point where you can hear everything your neighbor is saying. The pool and workout room/clubhouse is really nice. Room sizes are nice. We just had bad luck with the mice (also ants) also, and not getting my full deposit back when everything was perfectly clean upon move out is unacceptable. Would only recommend as a last option."
"Lived here for 3 years. Yes the walls are thin, so your experience might be based on a bit of luck of getting chill neighbors, but I haven't had any recurring problems. Clubhouse and pool are great. Staff have always been friendly and accommodating. Location near bus stop and grocery store have been really useful."
"This place is a great place to live if you enjoy listening to the conversations of your neighbors through the walls. I’m convinced the people in charge of this place don’t really know what they’re doing. I pay $600 for my own parking spot and they pulled the cover off of my classic car to put a big sticker on the hood (that was hard to get the residue off) warning they will tow it for being in a reserved space, my reserved space. They have also lost 2 of my roommates packages only to find them many days later. It’s very overpriced and the best thing going for it is it’s proximity to Cali fresh."
