"Very nice studio and free parking spot. Reasonable charges for move-out fee. When I move-out, I clean the room well and I was charged around $200 for cleaning fee which is reasonable. Also, I maintain the room well."
"I chose to live in Velocity after comparing with 10 other similar apartment, and Velocity has the best price for an Apartment that has plenty space, not too old, and with standalone washer/dryer. I lived here for 2 years and had to move out for personal reasons. I absolutely love this place. Property manager Mariela is super responsive, kind, and helpful for all my requests. Place is quiet and safe. I don't have a problem with losing packages or mails. When I moved out, the security deposit was fully returned to me within a week (minus a reasonable cleaning cost)."
"Sure. The apartments are a bit old, but well remodeled and noise travels between floors especially if you have a ground floor unit, but besides that, living here had been a pleasant experience. I was even able to sign my lease remotely and not get ripped off. Also, the units have a washer and dryer in unit. One complaint I do have is the absence of a wall AC unit. Instead they give you a portable AC which is far less effective."
"We're current residents here, we moved in around the time COVID started to ramp up back in March. It was a crazy time for us but the apartment manager, Mariela was very patient and honest to set us up with a lovely apartment. Pros: Responsive management/maintenance Newer appliances Nice modern apartment design Wood flooring In unit washer/dryer (a blessing to have) Fairly new models as I believe they were refurbished a few years ago Pretty affordable for the bay area Great location, right off Lawrence and easy access to 101 and 280 Cons: Walls are sorta thin so sometimes noise travels Second floor apartments can get hot in the summer but an AC unit is provided Overall we've enjoyed living here so far given the whole pandemic situation. The community is safe and Nob Hill is nearby which is very convenient."
"Lived here for a year. Today I received my deposit refund, paid $1000 and got $97.04 back. I have been a tenant for the past 9 years, have always maintained the places well and cleaned the apartment well before move-out, have never had any issues before, and this is the first time I had deductions from my deposit. They charged $360 for 9 hours of "apartment painting", $225 for "full cleaning", and $166.17 and $151.79 for "rubs" for the last two months of my lease period for which no explanations are provided. The apartment management has changed quite a few times during my living here, and now it's Zell Associates. I contacted them and was told painting and cleaning are standard charges for move-out, which I've never experienced before, since I fully cleaned it and I don't have any damage on the painting. And no explanations on the "rubs" yet. The apartment itself is OK in my opinion, appliances are on the newer side which I like, and it has washer/dryer in unit even for this small studio. I also like it that it's hard floor through out because I don't like carpets which are harder to maintain/clean. Downside is that you can hear your neighbors talking sometimes when they get louder, sometimes alarms/smart home assistant too (so I try to keep mine low); and the natural light condition (at least in my apartment) is bad because it's almost totally blocked although I'm on the second floor. Another thing I do want to mention is that, for one person at the studio, my charge for water/sewer and trash is about $150 a month, which in my opinion is high, they are calculated (averaged over all tenants in the complex) and charged by the management, I inquired but they said it was correct. I have my own electricity account and the charges are reasonable. Also because of the frequent change of management companies, they got mistake on my assigned parking spot, so it had been taken by other people when I came back home multiple times. But the management finally resolved it by providing me another spot. Don't want to comment, just providing some facts and my experiences here. Hope it helps. Also attaching a video I took after I cleaned the apartment, so you can see if it's well maintained/cleaned. Update: After showing the management my photos and video, they returned my deposit."
