"I’ve lived here for just about a year now, and the apartments themselves are nice. The complex is a nice blend of classic Spanish architecture and modern clean aesthetic since it was remodeled in 2018. It’s actually a peaceful, quiet, gated and safe complex to live in, you wake up to birds chirping out the window, and my unit has gorgeous high ceilings. They are very dog-friendly and have nice landscaping and potty areas outside for them. I still very much love the unit I live in, however the parking situation and a few other issues make it difficult (and dangerous) to live here. There is a limited number of parking stalls for rent ($125/mo), and if you’re not lucky enough to snag one of those, you’ll be subject to the multiple alternating street cleaning days on every single side of the complex and also across the street. Sometimes you get lucky and find a spot late at night, other times you’ll have to risk getting a ticket ($65-85 a pop, I’ve gotten 3 of them now so account for that with your rent) by accident or by intention just to be able to park near the complex without walking too far at night. To be honest the people immediately around the neighborhood are friendly and/or don’t bother you, they just live there like the rest of us, but I don’t know who it is that comes around stealing parts off of cars or crashing into them. I’ve had my car’s catalytic convertor stolen in broad daylight in the afternoon while parked on the street right next to the complex briefly. And the back side of the complex for some reason always has car accidents (around the 4-way stop sign junction), the cars parked on the street on that side are prone to getting run into… I’ve seen probably 4 cars totaled on that corner in a year. Most of the apartment amenities are moot - the grills aren’t open for use and the Amazon lockers I don’t know how to open (yet, maybe they’ll email us about it since it’s a new addition)? I have had a package stolen before too, so I no longer get my packages delivered there. The mailing address can be confusing and your mail can get lost when you first move there, the UPS delivery man told me to use 1638 as the address instead of whatever was written on my lease. The dryers consistently overheat, melt, and destroy my belongings, so I don’t use those anymore either. Better to go to the laundromat a block away for the safety of your clothes and sheets. The apt management isn’t responsible for this and direct you to call the washer service company that doesn’t respond quickly with refunds. All in all, I can see that management is trying their best and are very nice and approachable and keep enforcing the rules for everyone to live peacefully here. The on-site property manager and maintenance folks are super nice and have helped me several times with getting locked out and maintenance requests. It’s just that it’s a rough place in Oakland to live and some things seem to be a bit hard to keep up with consistently."
"For your own sake, please read this before moving here. Don’t trust the 5 star reviews, they offer you money if you leave a review BEFORE moving in. There were so many red flags, I wish I paid more attention. The price they emailed us after the showing was much higher than what was quoted during the tour. We had to go back and forth until they reluctantly agreed to keep their word. Lease agreement had so many errors. Had to send back and forth 5+ times First 2 months, they charged us DOUBLE RENT due to an “error”. How long does it take to fix such a big error? 2 months?? Imagine the havoc this can wreak on your finances. Charged double application fee, still trying to get it back. You can’t send packages here. People (your neighbors) always go through them. Had 4 packages stolen here. You’ll regularly find open packages sitting around. Told management & they said they “had no idea”. Told us to let them know so that they could review security footage. When we did, they said they can’t show us the footage & won’t go thru it; they will only release to OPD *if* they request it. We all know OPD won’t waste their time looking for stolen packages. More issues listed below… We thought that was it, but the worst part was during move-out. Apt was completely spotless, in the exact condition it was when we moved in. They said that the paint color (white) we used was the WRONG COLOR, but REFUSED to tell us the paint code, saying they “didn’t know” the correct one. How can you not know the color of the paint used in every unit of your 50+ unit complex? Insane. We tried our best to match the WHITE PAINT and they said it was the WRONG SHADE? We asked so many times to just tell us the name & brand of paint. They refused. Charged us the cost to repaint the whole apartment even though the “issue area” was literally one spot on the ceiling. The property manager (Najib Nazari) asked how much of our deposit we expected to get back. We said all of it. He LAUGHED in our faces, said there was no way we would get the deposit back. Look at the attached photo. If you are expecting to get your security deposit back after leaving the unit like that, DO NOT MOVE HERE. When we were moving out, everyone who saw us congratulated us, saying they were also looking forward to when their lease ends and they can finally escape this horrible place. We moved out over a month early because we just couldn’t take it anymore. The extra month of rent payment was worth the peace of mind of escaping this place. Other cons: only 1 or 2 out of the 4 gates work at any given time. Carriers don’t use the Luxor machine & you will regularly see open packages lying around that have been rummaged through. Quiet hours are not enforced. Neighbor always played music until 3-4am and when I asked them to stop, they cussed me out. I told the property manager and they ignored my messages. Your laundry will get stolen or thrown on the floor. I’ve seen wet piles of laundry on the floor because residents are too lazy to wait their turn. It’s insane. Dog poop is everywhere. On the sidewalks, in the lobby, even in the carpeted hallways. Nobody picks up their mess. We were sent a 60+ page contract with an insane amount of errors, it took them 5 tries just to get it right. Good thing I read all the pages huh? How unprofessional. People are constantly moving in and out, so this is the type of place you go if you are in need of housing quick, A LAST RESORT. Definitely not the kind of place you *want* to move to. The dumpsters are always overflowing, not sure why they need to charge $80/mo for trash when we can’t even access the trash room. TLDR: horrible residents and an apathetic and predatory management team makes for a terrible living experience. Rent is insanely high considering the area and lack of management responsibility. Don’t be fooled, this experience will HAUNT YOU for months after you leave. Just do yourself a favor and look somewhere else. I don’t even write reviews people deserve to know what they’re getting themselves into. Good luck and godspeed."
"Cassandra has been so helpful! I haven’t moved yet, but excited too! I currently live in Fruitvale so moving to another location close by isn’t much of a huge change. I am excited to use the amenities! Building is clean and new, pet friendly which is a plus, my furry friend is going to be a lot happier here, I love the skylight and ceiling fan in my studio. Can’t wait to hear the rain."
