Even though there were some mishaps with the gates and the elevator I know the management cared and did their best to accommodate. They also promptly returned the security deposit after the move out inspection. The building, amenities and management has been excellent and I would gladly live here again if my work situation ever changes! "We've lived in the Aquatic for a year now, and even when not perfect, it has been a solid experience. Take into consideration that the Aquatic has 3 buildings and we are in Aquatic 2. The quality of the apartment is great, new appliances, clean, roomy. When we first moved in everything was spotless and everything was working and continues to work as expected, the leasing experience was good and we got a excellent price (for Berkeley). All maintenance requests (minor ones) have been taken care promptly. Never gotten a package stolen or a bad experience. Sound proofing is great, our neighbors have two huge dogs, and they have apologized for the barking a couple of times... we've never heard them. Whenever we've had an issue the leasing office is responsive, and from my experience they all have a great disposition to help. Personally I believe that many of the core issues that are shared on other reviews are based on the building that you live in, they seem to be concentrated in the main one."
"I was a resident at Aquatic 3 on Fifth St. in Berkeley for two years and consider it a gem. First off, this is a 2019 building and everything, from the appliances to the air conditioning, worked seamlessly. Not that I used my AC or forced-air heater much as the building, even with its lovely, large floor-to-ceiling windows, is incredibly well insulated. My one-bedroom apartment was spacious and thoughtfully designed to blend aesthetics and function with, for example, modern cabinets, high-end flooring, plenty of outlets and way more storage than I imagined possible. And, as someone formerly certified in Crossfit, I found the two-floor fitness center surprisingly well stocked with gym quality machines and equipment (though I did wish wipes would have been regularly provided). Bike storage (expensive mountain bike stored and locked with a u-bolt for two years without incident) and the rooftop BBQ areas (please fix the rooftop TVs!) were also big bonuses. The location was ideal for me–a short stroll to 4th street shops and Aquatic Park with easy access to SF and a reverse commute to my job in Contra Costa. Note however that, depending where your apartment is in the building, you will get differing levels of train noise. I was on the 4th Street side and, though I sleep with earplugs and wasn’t overly bothered, this could be an issue for some. I also paid for parking my first six months but, as a school teacher on a budget, I found street parking safe and convenient enough (never had a break-in) that I gave up my spot in the garage. All told, my time at the Aquatic was probably the best experience I’ve had as an apartment renter. I was worried when Greystar took over the building about six months ago, but our manager Sheree, and her team, Sylena and Samantha, were all super friendly, communicative and went out of their way to respond quickly to queries, minor maintenance issues and the like. And they had the hallway carpets thoroughly cleaned–something the previous management team had neglected. I actually decided to write this in response to a few negative reviews on one site from tenants who were asked not to smoke cigarettes in a smoke-free building and to keep their dog on a leash per property requirements. How dare the management do their job! I actually love that the Aquatic was pet friendly–and the dog owners I interacted with were responsible folk who followed the building’s rules. My biggest concern now is that Greystar has mostly negative reviews that I could find when it comes down to getting your deposit back. I hired a professional cleaner, filled picture holes, had no damages beyond general wear and tear and overall left my place immaculate. So we’ll see. I’ll update this review with my deposit info at a later date… Editing review to note that, although it took a few weeks and some follow up, I received my full deposit."
"We lived at the Aquatic for over two years, when we first moved in things were pretty rough, we went over a year without having a working dishwasher or any of the maintenance requests we filled upon moving in addressed. Things improved with the change of management and things started to get resolved. The two new community liasons, Selina and Samantha were incredibly kind and did a wonderful job with what they were given. When we had to move out due to relocating for work, we were sent an invoice for the last month of rent which was pro-rated since our last day on the lease was on the 6th. Instead of charging what was on the invoice we were charged for the full months worth of rent putting us out thousands of dollars managment was worthless in helping us. It took months to get it resolved and to add to the pain they took our full security deposit despite being told on move out it was normal wear and tear for living there as long as we had. While the new folks who work there are very kind and doing their best, due to how we were treated by management we cannot recommend a Greystar property in good faith. Also, if you are a current tenant, be sure to turn off auto-withdrawal before your last month."
