"All negative reviews are 100% accurate, & we can only hope more tenants post their experience. Had these reviews been here when we were looking to rent, we would have ran away fast. There are many apartment rental options & are NOT located next to a train track by an intersection. Train conductors blast horns throughout all hours of the day (Good luck if you are a light sleeper. Alternative is renting a unit facing 31 fwy). We are ready to leave (along with many other tenants) but it would cost $5400 to break the lease. There’s nothing luxury about living here. Do not be fooled by false advertisements. RAM Property Mgmt is a step down from the previous property mgmt (already a property mgmt takeover in first 6 months which must have been a cost saving measure by the owners). Only comms from RAM are when they want us to do something. We have to reach out when there’s issues that impact us. APARTMENT Cheap vinyl floors. Hard to mop & corners keep peeling up. I have to super glue these back down. Paint. Cheap flat paint & paint splatters everywhere on floor. Fixtures. No soft closing cabinets, drawers & toilet seats. Not luxury. I replaced both shower heads due to horrible water pressure. Rust stain at the bottom of toilet. Dishwasher leaks if not closed correctly due to misalignment. Closets. Good-huge walk-in closets. Bad- one wired shelf. Balcony & view. Good-view & space. Bad-wasp & ladybug infestation. Layout. Good AC/Heat. Does not distribute air properly. The primary bedroom gets little. Remedy-close other vents. Heat sensor alarms trigger upon opening oven door. Maintenance said disconnect wires of the detector as the fix. We did not do this as that is unsafe. Wifi. Works great but when it goes down it can take days to fix. If you work from home, make sure you have a good cell phone data plan to hotspot. COMPLEX Elevators break down & take days to fix. Blue drapes are not luxury. Gym. Nothing special. Gym is not regularly cleaned. Bathrooms constantly out of paper towels & the urinal in the men's bathroom has never worked. Breezeways. Never cleaned. A tenant barfed on NYE & took five days to “clean” which was never actually cleaned (only chunks removed…sorry for being graphic). Barf stains still exist to this day. Hundreds of dead flies that took five days to clean (maintenance doesn’t work on weekends (5 days minus 2 weekend days = 3 days of neglect). Tenant dropped wine bottle & left it. Maintenance took 4 days to clean. Broken glass + dog paws = not good. Trash valet. Very late or early morning pickups. Mgmt will not alert you if they are not coming causing a trash pile-up in the breezeways. Trash service doesn’t come often enough since we share with the restaurant. This causes a trash pile-up. Non-smoking complex?. Not the case for some residents. They deposit butts in the bushes. Car break-ins. 8 cars broken into since Aug 2023 in parking lot and street. Very little security exists. Parking. Getting tough to find spots at night. Share parking with restaurant & other businesses. Last mgmt company gave us stickers with the plan to allocate spots to residents, guests & businesses. RAM decided to go a different direction & take ten spots to charge us $50 a month if you want to reserve one. Dog park & poop. Tenants leave piles everywhere. Dog park has poop all over and is often muddy. SNOW & ICE Horrible experience to say the least. Tenant laws specify to keep the common areas safe but RAM left us stranded for 7 days (no one from RAM lives on-site). No prepping was done prior to storm other than sending us notices of what we need to do (keep faucets dripping, thermostat above 60, etc…). No salt was placed on sidewalks, stairs & bottom of stairs. We had to fend for ourselves. No one came to help clear ice or put salt down after the snow hit until the eight day when ice was already melting. Elevators broke down due to a power outage which forced us all to use the iced stairs. No trash pickup with no notice of it pausing so the hallways were quite smelly since we couldn’t safely walk to the trash bins."

"Alright. So first off, I’m NOT one to come on places and leave a review. I’m also a very laid back and understanding person. So the fact I’m leaving a review means I’m at my wits end. I actually enjoy our apartment, I enjoy the proximity to things, I enjoy the restaurants downstairs and I enjoy the pool and common area. I’m not even going to get into some random annoyances that I could get into. I just have one major issue. I have had a leak in our ceiling since July and it has still not been fixed. We moved it in June and this issue has been “attempted” to be fixed once. I have made multiple visits to the office, sent many many emails, made maintenance requests and I’m at loss on why this is not being handled. The fact that this is not only annoying but a safety issue and it’s not being urgently addressed is insane to me. There could be mold we are dealing with, water could burst and hit electrical cords, plus just the questioning of the integrity of the build with this being a brand new building!? I can’t even feel safe leaving my dog in the apartment if it’s supposed to rain. I told them I would be leaving a review if things continued to not be done. So here it is. Another effort to get this issue resolved. Please. I am begging you."
"The apartments are nice and have great amenities (and great potential), but this building is wayyyy too new for the common areas like the hallways and stairwells to be so filthy! It's very obvious that they are not cleaned by the apartment staff, and I'm a little concerned to see how dirty/gross they are going to get over time. I sent the leasing office an email about this about a month ago, and they said they had "ordered equipment" to keep these areas cleaner, but it has only gotten worse, not better."
