Cadence Cool Springs Apartments

"We've lived at Cadence Cool Springs for over 3 years and have definitely seen the community decline over that period of time. It went from being one of THE nicest apartment communities in the Cool Springs area to just another community with the same issues as everyone else. The good: - Some of the nicest apartments around. Spacious, modern appliances, high ceilings, built very well. - Maintenance is very responsive and fixes issues right away. One year when our a/c went out they brought us a portable unit on the 4th of July until they were able to service our main unit. - The community is quiet and there are no loud parties, dogs barking at night, or anything like that. Neighbors are respectful and most folks keep to themselves. - All the amenities that you expect: gym, pool, areas to walk, dog park, really nice landscaping, etc etc The bad: - You rent from a faceless corporation that will raise your rent based on some algorithm that doesn't consider how good of a tenant you are. You are only a walking dollar sign. Our rent went up well over 20% in a single year. - The apartments are very overpriced. Our rent went from around $1,500 for a two-bedroom, which is a pretty good deal for the area, to over $2,300 for the same 2-bedroom. I assume this is due to people living here temporarily before they buy a house, in which case it may still be a good deal. However, if you are living in this community for at least a year, there are nicer and more affordable options out there. - The trash service is garbage. Our valet trash service is expected to leave replacement recycling bags when they pick one up (because they require smaller multi-colored bags). They never leave bags like they should, and the front office at Cadence seems totally fine with them not doing their job. I go to the office at least weekly to get bags, and they only give me one of each color, at most, when I go - and they haven't done anything to fix the problem. I guess they really like seeing me come by! - The mail service (USPS) is very, very bad. Ok, this isn't something Cadence has any control over, but I think you need to know this if you rely on getting things in the mail like we do (medicine for a cat in our case). The mail carrier just doesn't deliver some days. They will scan your package as "delivered" when they have actually not attempted to deliver it. They will shove your package in a small box that you are unable to get it out of. They won't pick up mail for weeks. - Speaking of mail service, FedEx is also very bad. They do not deliver your packages to your door. They will leave it at your neighbor's door, the building next to you, in a bush. But never where it should be. If you HAVE to get mail sent to you at this complex, make sure it is sent by UPS or Amazon. They are very reliable here."

"Can't say enough positive things about this great community. I've lived here almost 2 years and its the most consistent apartments I've lived in. The management here is mostly what contributes to this community being so great. They always go above and beyond for their residents and are friendly any time you see them out and about in the community. Its overall very quiet and easy living. Parking is ample and easy for guests to visit. Location is ideal as it's close to shopping and I-65, but tucked away from the high traffic area of Cool Springs. Highly recommend!"

"I currently live here and I love it. Haven’t had any issues so far at all. Valet trash comes nightly. Maintenance is so fast- I had a few light bulbs go out and they came same day as my request and we only here for about 7 minutes! The pool is gorgeous!"

"The community is nice and quiet, while still being minutes away from I-65 highway access and the shopping centers in the Cool Springs area. The floor layout of the apartment was very efficient compared to other apartments we checked out. Both the office staff and maintenance crew were very helpful with every request."

"Front Office and Staff are extremely helpful and courteous. Kendra helped with paperwork from an out-of-state move-in and everything was seamless from the first day we arrived. Maintenance are fantastic typically get back within a day or two if you have issues. We had a loose ceiling fan that they replaced within the first week. Love the layout of the floorplan (Tempo), and the community has very nice amenities which you can tell are well maintained. Convenient location near I-65, close to Nashville, Franklin and surrounding areas."
