Magnolia House Bed & Breakfast

"We absolutely loved and enjoyed our stay at the Magnolia House! Robbie and Jimmy are kind and incredible hosts. Having everything prepared perfectly, all the way to a delicious morning breakfast cooked to order!! The Magnolia House B&B is clean, convenient, beautiful and purposefully decorated. Well situated for privacy while being close to the town of Franklin and convenient for all of our activities. Beds are comfortable and the porch is a fun addition! Thank you for the hospitality! We hope to return. And we can highly recommend staying here!"

"You're a short and safe 15 minute walk from downtown Franklin, so it's a great location! Rooms were cozy and clean. Robbie immediately welcomes you like family. And, the advertising was true, a DELICIOUS and filling home-cooked breakfast! She even uses ALL the good dishes. :) This is a perfect location and stay if you're looking for a warm and inviting atmosphere. I'm not an overly social person, per se, but I actually enjoyed the breakfast conversations with fellow travelers and hosts Robbie and Jimmy."

"Most importantly the bed was comfortable! Breakfast was yummy both mornings. The porch and outside grounds needs some TLC. Front porch patio furniture was dirty and needed a good clean, broken glass in the yard. Felt like turning around but glad I didn’t. All the B&B I have stayed in provide water. Sometimes dropped off daily to your room or kept in a common fridge. The fridge was empty. It was 100 degrees when we were in town. Water would of been a nice touch."

"This is an outstanding B&B conveniently located in the historic downtown of Franklin, TN. Service and friendliness by the Robbi and Jim, the proprietors of over 25 years, exceeded our expectations. Breakfasts were tasty and beautiful. Parking is easy, safe and just behind the house. We walked downtown and to local attractions. We were exceptionally pleased with our two day stay and believe you will be equally pleased if you plan to stay in the area. A bonus was meeting other guests and making friends. Pricing was competitive, but who cares? This was a great place to stay and no place else in our search came close to our criteria. We'll be back on our next visit to the area."
