"After a previous positive transaction with JD Huls and Associates, I entrusted this firm with the sale of my home. This was a terrible experience that left my sale vulnerable to the end and cost me additional money due to JD Huls ongoing inattention to my file. The only reason that this sale closed is because of the buyers' strong desire to purchase my property. From the time of contract up to the day of closing JD Huls left every contract milestone pass without enforcing the buyers' obligations or protecting earnest money and leaving the option for the buyers to walk-away without consequences. I have thorough documentation to substantiate my description of this negligence. The 5 business day attorney review period was left open for 17 days from the date of sellers' response to issues. The buyers' attorney was slow to acknowledge my proposed solutions. I called the paralegal twice to get this matter resolved one way or another because I was losing marketing time in a slowing market if an agreement could not be reached. She was rude and just said that two attempts were made to get a response and nothing further could be done. I had to demand to speak with JD Huls and tell him to not let this problem persist further. He did obtain an immediate satisfactory result only because I insisted on my file getting some attention. 11 days before the contract closing date, a loan officer sent an email to JD Huls notifying him that the buyers had "difficulty" with the mortgage company processing their loan and he started a new application with his company. He also advised that additional time past the closing date would be needed. No notice was ever received from the buyers' attorney. Financing changes less than 2 weeks prior to a closing date, especially due to "difficulty," is a huge red flag of a potential problem. JD Huls did nothing about this. A letter should have immediately been sent to the buyers' lawyer demanding to know about the financing "difficulty," establish a new closing date to keep the contract in effect, protect potential access to earnest money in the event of default and obtain compensation for me due to buyers delaying the closing. I urgently spoke to the paralegal about this and demanded compensation if the closing was delayed more than a week. He requested that I calculate the per diem and the request would be sent. I made the calculations and NO letter was ever sent. During this time, no request was ever received to change the closing date. I received an email from JD Huls' paralegal 15 days before the contract closing date that they were beginning to set up my file for closing. Overall, I felt JD Huls does not care about their clients and are very rude to blame the client themselves when actually they are at fault."
