"I have sent an email regarding your property Birchwood in Dallas, TX, but to emphasize the seriousness of the matter, I am also providing a review. Tonia Hall's management has not effectively addressed the issue of homelessness, which is concerning. It has come to my attention that there is a group of homeless individuals residing in the vacant apartment below mine. I reported this last week, and management acknowledged my complaint through my sister. However, no action has been taken since Monday, and the window to the apartment remains open. I simply requested for them to remove the individuals and secure the apartment, yet this apparently simple task has not been accomplished. With the weekend fast approaching, it is imperative that this issue is resolved promptly. I trust that as a company renowned for its performance, you will exhibit leadership skills and prioritize the well-being of tenants who invest their money in your properties. As tenants, we contribute to your success, and I sincerely hope that this message reaches someone at the property and company who can address the issue. I am disappointed and no longer willing to tolerate this situation."

"have been in this community since May of 2019 and the entire time I have resided in the home I have dealt with heavy mold that is causing my health to decline. I have to constantly douse the home in bleach every week, which is also a harmful chemical. I have replaced thousands of dollars in clothing and furniture due to being overtaken in mildew and mold stains. I also was not able to use the main bathroom for over a year living here due to sewage back-up in the tub. The piping is so terrible that actual sewage would come into the tub and could not be drained. It took the office over a year to address this issue. Meanwhile there was actual feces, hair, and many other contaminations that sat in that tub. And the final straw is being sick with bronchitis and my asthma condition worsening over the time of living in this apartment. The mold will not cease until these walls are torn down. Your front office is no help and drops the ball every time something has needed to be handled. I have paid my rent on time every single month during my tenure and have never brought any issues to the community, even though the community is not safe, ie: my car being broken into regularly, the heavy police activity and endless gunshots most nights."

"Management smoking on property at parkside. Just came in making a really classy first impression, hitting on women you have access to apartment is really a good look. Definitely moving in with me. It's a shame this place has potential but all the slumlords really make it suck."

"I am writing to express my disappointment and frustration with the way that the apartment complex where I reside is being managed. Specifically, I would like to bring to your attention the conduct of the apartment manager, who I believe is failing to adequately fulfill their duties. My grievances are numerous, and include but are not limited to: Lack of maintenance: Despite numerous complaints from myself and other tenants, the manager has failed to address various issues with the apartment complex, including malfunctioning appliances, plumbing problems, and damaged flooring. Poor communication: The manager is consistently unresponsive to tenant inquiries and complaints. Emails and phone calls often go unanswered, and when the manager does respond, it is with minimal effort or concern for our needs. Unprofessional behavior: I have witnessed the manager engaging in inappropriate behavior, including speaking to tenants in a condescending manner, and making derogatory remarks. Safety concerns: The manager has shown a lack of regard for tenant safety, such as failing to install proper lighting in the parking lot and ignoring reports of potential security risks. These issues have been ongoing for several months, and despite my attempts to communicate my concerns to the manager, there has been little improvement. As a paying tenant, I believe that I deserve better treatment and more responsible management of the property. I hope that you will take this complaint seriously, and take appropriate action to rectify the situation. Thank you for your attention to this matter."

"My family has been trying to receive the lease contract for the past couple of months before it’s time to renew and they haven’t received any paperwork. The apartment is not giving what price increases for rent are going to be for the following year without proper notice. Most places require 30-60 days notice to end a lease and my family has yet to receive it. It is unfair as they are unable to make a choice in a timely manner to stay or go. The workers at Birchwood discriminate against the Hispanic/Latino community and treat them without respect. The trash piled up here and children are running around without any supervision. The management of this property clearly hates her life and job and it shows through her work here at the property. Sandalwood Management does absolutely nothing to provide better standards of living due to these apartments being low income. Being low income is not an excuse to deny people of better standards of living."
