"Pretty decent place for the price. The area is one of austin's best neighboorhoods, the place is to close to HEB and other stores and it's also very quiet. the only downside is that it doesn't get much sunlight. the property management has been very responsive and helpful whenever needed. i only needed to get my gas fixed and they made it happen in 1 day."
"I lived at the Jacksonian from 8/22 to 4/23. PROS: • cheap • lots of closet space • pet friendly • amazing maintenance CONS: • rampant black mold problem (they refused to provide me with a black mold test kit so I decided it would be less bastle to just break my lease and move for me and my cats health) • duct tape holding the old vinyl flooring together • DO NOT park in the front because one of the tenants will threaten to tow you unless you have a parking pass. management assured me I didn’t need a pass. • very hard to get ahold of management"

"Rent was relatively low for the location, but then management jacked it up so the faults are completely intolerable. Old appliances that don't work, chipped paint on counters/walls/bathtub, wasn't clean when I moved in, window AC unit from 1985 that had never been cleaned and was covered in mold, ant infestations, no locks on the windows... just some wooden planks to keep them from sliding open, neighbors screaming at each other at all hours. The worst part was the lack of water pressure. I brought it up to management plenty of times and nothing was done. Hot water was basically non-existent, and I'd often times take a shower and loose ALL pressure completely. Couldn't even wash my dishes in the sink. The studios definitely all share one water heater. Management also makes you keep lock boxes with extra keys on your front porch which is a total security issue and pretty dangerous. Not sure why they can't just store the keys at the office like literally every other management company?? The place is not worth ~$1000 a month, it was barely worth $800. Definitely a lot of tenant violations going on."
"The RAM Property Management company is predatory in every sense of the meaning. They tried to charge me $350 for getting drains unclogged, which were clogged since I moved into the unit. Further, their lease says you *must* request maintenance services & may not fix anything yourself. When I threatened small claims court action after sending screenshots of the lease, they "decided" they would "waive" the fees. They also decided to re-key the mailboxes without informing me, knowing I had a package in the mailbox - leaving the mailboxes open & leading to my package and potentially banking information being stolen. Moreover, there are plenty of open parking spaces, with no visitor passes - leading to many visitors, & even residents, being towed due to their predatory partnership with a local towing company. Plus, they love to cut corners in order to save money (besides charging residents for maintenance they should be up keeping themselves). They also stopped spraying for bugs entirely, so the place is covered in insects, like cockroaches, earwigs, and flies. The washing machines are constantly broken. Further, a few of the residents & local homeless are definitely on the more sketchy side of things. I've had a total of three packages stolen from my doorstep and now out of my mailbox as well, I think mainly due to the fact the apartment is located directly off the bus line. They also charged me $150 to clean a spotless apartment & $70 for LIGHTBULBS (which btw none needed replacement) when I moved out of the apartment."
