"I moved into the community over a year ago and besides the rude assistant manager, which I didn’t really care for since I never had to interact with her and the fact that they never answer the phone, Everything was going well until the end of my lease when I was supposed to renew (I’m so glad I didn’t) I told them as soon as I got the renewal letter that I would like to renew, since I liked the location and the price, little did I know that they would take another month to send me the lease contract and while I waited for said contract one of the pipes from the apartment above mine burst and caused a lot of mold to grow in my garage (that I used as a storage since I moved from a bigger place) damaging most of the things I had in there. I went to talk with the general manager and long story short after literally crying with her in the office because some of my items I couldn’t get back thru the insurance, there was nothing that they could do for me other than working closely with my insurance to make sure everything got resolved quickly…. (Which I understood but was still disappointed) The weeks go by and my insurance calls me to let me know that the general manager wasn’t there and that the person left in charge was super rude and kept avoiding them (the assistant manager) that’s when I started calling the office everyday and just like the insurance she kept avoiding me too but when I showed up to her office she was there and just looked at me thru her office window.. After the general manager came back and spoke with my insurance I decided not to renew my lease due to the situation and the experiences with the assistant manager. So I stopped by the office to give them my 60 days notice and when asked for the reason I told them that the way the situation was handled left a really bad taste in my mouth, which caused the assistant manager to be extra rude and give me more attitude to the point that I literally had to tell her to back off and that I wasn’t going to argue with her and to please leave alone while I signed what I had to sign. After that every single time I had to stop by the office it was more of the same, nasty looks and passive aggressive comments. Long story short is a poorly managed community with the rudest assistant manager there could be. I don’t know if I always caught her in a bad mood or if she’s just a hateful person in general that likes to be rude, but regardless I’m not here for any of that… and if she is reading this DO BETTER…. And for the rest of people save yourself the headaches and the nasty looks from Ms Mary aka the assistant manager of the community… Forgot to add that the gate was always broken and mailbox kept getting broken into and got my credit card stolen…"
"If you expect a clean apartment upon move-in, look elsewhere. When I moved in October 2023, the floors were filthy, along with generally unclean windows, patio door, etc. When I brought this to the attention of management, they told me that they couldn't do anything about it because I informed them after moving my stuff in, and they couldn't get their cleaners to clean an apartment with furnishings/boxes. I guess I should have had a psychic let me know the place was dirty before I got my key. Apart from that, they let me know that they do not clean the floors between tenants, as that isn't included in the "LIGHT CLEAN" they do upon move-out. Essentially, the apartment has people come in to wipe down (visible) surfaces between tenants-- and they didn't even do that thoroughly. I have tried to correspond with management on this lack of sanitation but have been brushed off and dismissed. The paint is very much the landlord special, thickly applied and slapped on in a rush, and lots of it is now peeling off surfaces that weren't meant to be painted. The insides of all the cabinets and drawers were painted, in many cases painting over hair, tape, etc. and leaving a sticky quality to all the surfaces. I could write an essay on other ways management has failed their tenants. Most are mentioned in the other reviews here. My partner and I have very much felt deceived between the tour and actual experience living here. Would not recommend it to anyone. Photographed is the hair painted into bathroom drawers, vent half-wiped off, behind bathroom door which didn't get wiped down at all, and the mop water after washing one area of the hard floor (not even an entire room)."
"I totally agree with the fellow disappointed residents here: I also came here on false promises as well. I've been waiting for the gate to be fixed for months and nothing has been done. I thought we would find a community here and no every thing and everyone is so distant from each other. I wish we had a facebook page so residents could talk to each other and create a social life. The leasing office has slacked extremely on property events and when they do something small its while everyone is literally at work. They used to have food trucks come but that faded since Thomas and Jay left, which they were amazing and for sure brought cheer to the place. This is literally the only place I think we can have our voices be heard because WOW. The model they showed us during our tour was different than the actual apartment we signed up for. At that point we signed all ready and had to take it. I had two things stolen all ready within 2 years, my custom rug and my trash can. I see no security ever patrolling unless you call them personally pleading for them to come and then they show up 30 minutes later. the GATE has been broken for literally I think a year -_- , I have asked several times what is going on and get hardly any information. There have been multiple police presence and we have never been told why they were here or what was going on. The gym is literally open 24/7 which is a safety hazard, people should have fobs to get in 24/7 ! I have made multiple complaints and everything gets tossed to the side. The Maintenance people are great people and deff come through for us. However, I wish the cement floors in front of our doors would be cleaned constantly. It’s super stained, thats not cool. It’s tooo big of a complex to have no security presence and no gate."
"I just spoke with a really terrible person in the leasing office named Crystal that was of zero assistance and essentially hung up on me. Last night, I got an alert for my credit report that I have a collections account for $3,494 from Twelve100 TX from mid-2023. This is absolutely wrong as I have not lived at this apartment since August 2019 back when it was owned by Griffis. At that time, my husband and I were relocated to another Griffis complex because a pipe above our bathroom broke and flooded our apartment making it uninhabitable. I've opened a review with the credit bureau and I hope this complexes management will assist with uncovering why this happened. This is unfortunate for me as I’ve worked very hard on my credit and to be treated so poorly when asking for Crystal to initiate an email so I can ensure proper communication, especially during the holiday season, makes makes me glad to no longer be a resident there. She told me that I was not going to “tell her what she was going to do” and hung up. This company obviously has their wires crossed. Beware of inaccurate collections reports on your credit history coming to you years from now."
"I would highly recommend anyone thinks twice before moving here. I have lived here for 2 years and have had a lot of problems. 1) Upon move in my apartment was absolutely filthy. I had to buy cleaning supplies before I could move anything in. 2) These are not good quality apartments at all. It’s my fault for signing a lease without looking in person but my cabinets were a wood look wallpaper, the paint was extremely sloppy and on floors and locations where it shouldn’t have been, and the floors are a wood look but such bad quality the wood was peeling off and you could see the white paper under it. 3) My hot water would only work if I was blasting my heat. I put in multiple maintenance requests and after 3 months it was finally fixed. I asked the maintenance guy what was wrong and he informed me they had crossed the gas lines upon install and made a joke about being lucky I didn’t have bigger issues than my hot water not working. 4) My AC broke multiple times in the two years. Each time it broke the maintenance would say it was due to ants and other general things that should have been monitored and up-kept. 5) I had to have my locks changed multiple times because someone was getting into my apartment. They would leave my doors unlocked and my apartment would smell like beer and weed. When I brought it to the management they would just say it’s pest control and not a real issue. 6) The gym is never locked and I had a homeless person walk in and try to take my belongings. While I recognize the apartment can’t do much about the homeless living on the property, they do advertise that it is a safe gated community. 7) The main gates have not worked the majority of the time I’ve lived here. 8) The gym has been shut down the majority of the time I’ve lived here due to maintenance. 9) There was a large snake living in the wall of my garage. I understand this is Texas and there are snakes in nature but they kept trapping it inside the wall and after several times of it breaking out, they tried to inform me that pest control didn’t believe there was a snake there even though I saw the snake myself and had photos of the large holes. 10) The staff in the past have been great but the current ones are not trained well and either cannot answer questions or provide incorrect information. 11) I spoke with the staff about my move out fees/ process and was provided with inaccurate information. They ended up taking well over the prorated amount and have been extremely difficult to work with getting that back. I have been trying to follow up and have been met with nothing but rudeness and a broad statement of “there’s nothing we can do”. I do have friends who live here and they have not experienced the same problems but this is by far one of the worst apartments I have lived in and they are extremely difficult to work with. The manager has been nice and more helpful the few times I have worked with her and the maintenance are very nice but the majority of the people you would work with day to day are not helpful and if there are any big problems they become extremely rude. UPDATE: Shortly after I posted this the staff reached out and promised an “expedited” rent refund check would be sent to me. It’s been almost a month and I still have not received my refund. I have been following up frequently and every time they either don’t know what’s going on or there is an excuse. Do not live here unless you’re ok throwing away a bunch of money and dealing with constant frustration."
