"Don’t be fooled. From a distance, this community seems like a great find. The location is excellent and rent is “affordable” compared to other places in south Austin; but it’s a DUMP. One problem after another. My living room flooded a week after move in, and my bathroom has flooded at least 8 times in almost 2 years. Mold is literally making the cabinets fall apart, and all they do is spray paint them and say the problem is “fixed”. One time my toilet stopped working but they said it wasn’t a “emergency” and made me wait for 35 hours before they finally replaced the broken part. Management doesn’t communicate a single thing unless they’re looking for a reason to fine you. ***There has also been an increase in theft/vandalism. My car got broken into and someone tried to hotwire and steal it and the mailboxes are getting broken into so often, that half the community hasn’t received any mail in 6 months and packages are frequently stolen. Management fails to do anything and aren’t willing to put up security cameras or even show a shred of care or initiative. Photo 1: cabinet separation from mold. Photo 2: water leaks in bathroom. Photo 3: That one time they evicted someone and left their broken junk in the parking lot for over a week then sent a community wide email threatening to fine people for having anything other than living plants on their patio. Photo 4: someone broke the window on my car and tried to steal it from directly outside my apartment during the day. Photo 5: mailboxes being broken into is an extremely frequent occurrence."
"this place is owned by a corporation trying to capitalize on the loyal residents and screw them over at any opportunity. they’ve raised the rent hundreds of dollars, taken months to fix issues, and have a major german roach infestation. they continually find ways to squeeze you out of more money while providing worse and worse quality as time goes by. the rent is affordable (for now) compared to other places in this location, but expect little to no response when you raise any complaints or issues. black mold in bathrooms, collapsed ceilings, broken laundry machines and vending machines. very limited visitor parking with confusing signage that changes constantly. they’re known for towing anyone at ANY TIME. if you’re a resident and have an expired tag. they’ll tow your car too. (they even towed a residents vespa) $250 a pop and forest creek has to be getting a kickback. residents and guests are now parking in the street to avoid getting towed. if you try to fight it, the tow company and forest creek sends you in circles. they send you to a customer service line where you can leave a voicemail (don’t hold your breath waiting for a follow up, it’s a dead end) on top of this, some of the residents are noisy drunks who spend hours yelling and blasting music until the cops get called. when brought up to management, they direct you back to the hotline. it’s not the worst apartment i’ve lived in, but by far the worst management i’ve ever experienced. they never have “any authority” and hide behind SMG to treat residents like trash. it feels a scam in a place that is already dealing with predatory rent practices, austin residents don’t need to be treated as less than human for not being part of the mega wealthy that is pricing us out of our homes."
"Do not live here!!!!!!! I used to live here four/five years ago, and it was justifiable, ~$900 or so. I moved overseas for four years, and signed a lease with forest creek before moving back, without seeing the apartment, figuring I already knew how it was. This place has gone straight down the drain. The same units are now $1,300 and they are downright disgusting. Upon moving in, the counter tops were peeling off in sheets. Maintenance is shoddy and lazy at best- I had a rat RUN ACROSS MY FEET, eat all my food in the kitchen, and I had to badger them to come do something about it. They looked around for about two minutes, “couldn’t find any holes,” despite the clear rat poop next to a moldy hole, and set up peanut butter traps, which attracted the cockroaches that fill this apartment. Their repairs are beyond subpar, they duct tape and paint over a problem and call it a fix. My fridge stopped working, spoiling all my food, and currently, at 39 degrees outside, there is no hot water in my apartment. They will “accidentally” charge you multiple line items in your bill, hoping you won’t notice the repeat, they will act as if you didn’t pay bills that you paid. They will send you to collections over bills that you paid, and even if you pay them again (twice!) they will keep no record of it, and try to send you to collections again. Your water bill is not attributed to what you actually use, but instead they just arbitrarily divvy up the entire complex’s water consumption (including the pool, lawn care, etc… things that the tenants do not use) and charge you. My water bill is always about 25x that of my gas and electric combined- it makes zero sense. They are sitting on so many empty units because people are just getting fed up with how disastrous this place is. Do yourself a huge favor and DO NOT EVEN CONSIDER THIS PLACE."

"I love it here! The layouts are great. Maintenance is responsive. There’s nice paths to walk your dog. Neighbors are friendly, I’ve gotten to know so many other residents. It’s very quiet, no party people. I also love the turtles that live under the bridge. :) I’ve referred two other friends who are also current residents."
