AMLI Branch Park

"CAUTION: do not move into an apartment facing Robert Browning St. if you like it quiet at night. The dump trucks do there pick ups at all times of night EVERY WEEKNIGHT, sometimes multiple times a night. One night this week they came by at 1am and 4am. They are incredibly loud, and the thin walls here don’t offer any protection from it. I will update if management can remedy the situation. I love everything else about this place, the management and staff are very helpful for the most part. They are kind and respectful. Maintenance happens quickly. The events they host have been great so far. The sound problem, kind of ruins it for me to an extent."

"Absolutely perfect! A perfectly spacious spotless complex in a stunning location with high ceilings and a great outside lounge and deck. The apartment has smart technology that can be controlled by your smartphone/watch (doors, washer/dryer and thermostat). The garage, elevator, and hallways are all clean with a fresh scent. The mailboxes have room-controlled access, and they provide parcel lockers that can only be opened with an app on your smartphone or an emailed passcode. This is extremely helpful to prevent theft and to keep all our parcels safe. I love this! The move-in process was smooth, and the AMLI Branch Park team was so welcoming and professional. I worked with Marissa, who was extremely helpful and resourceful in providing me with tours of the different units and getting me leased. She provided so much guidance and stayed on top of all communication. Amber was also helpful during the move-in process and made me feel at home. She even gave me a sweet “welcoming gift” on move-in day (AMLI Branch Park branded tote bag, pen, mini notebook, a box of chocolate, and a bottle of champagne). Maintenance team is extremely friendly and responsive to all requests during move-in. This is a brand-new complex, with a little adjustment to the patio door and a bathroom drawer, but everything was super clean and worked perfectly. We have a little construction in the pool area, but it should be finished soon. I rarely hear any construction noise. The community events and the smiles you receive when visiting the office show they really care about their residents. So far, there is a great neighborly attitude along with the residents here! I am excited about being at AMLI Branch Park and highly recommend this complex to others!"

"Beware the Construction Clause TL;DR; I’m posting this review to the AMLI Branch Park just so potential renters can beware in the coming years that this will likely affect them. If you’re going to rent at any brand new AMLI in Austin (Aldrich, Branch Park, Ivy) during the next 10 years, ask specifically if there will be construction or “repairs” done during the lease. You could find yourself living in a dark and dusty cave of an apartment for 7 or more months. Otherwise, AMLI is great. The Good: Renting fits best with my lifestyle and I’ve rented with AMLI properties since 2011. In general, I’ve had great experiences with the various AMLI properties I’ve lived in. The teams have been responsive and professional and I’ve never had any problems getting things fixed. The amenities are very nice. The Bad and Ugly: I moved to AMLI on Aldrich in 2018, just as it opened. In 2020, they began a series of tests and weatherproofing projects that have caused much disruption to residents’ lives and access to the luxury amenities that AMLI prides itself on. Construction on my apartment’s section began on May 16, 2022. We were told to have all of our patios cleared on that day so the AMLI construction crew could begin erecting the scaffolding. As of the date of this review, it has been 338 days since I’ve been able to open a window or use my patio. During this time, we’ve endured the construction crew jackhammering the brick and stucco off of the exterior walls which resulted in cracked and broken windows. And I’m sure you can imagine just how loud that is. The amount of noise and air pollution has been unreal. If you work from home, you won’t be doing so on those days. And if it’s not noisy, the dust and fumes can be so bad you’ll get headaches. AMLI seems to have a profits-over-people practice and those that lease at these properties get to suffer. After watching the same type of construction happen at the AMLI Mueller and then here, it’s very clear they cut corners during initial construction. The quicker they can get the building up, the sooner they can get paying residents. Then they can throw in a Construction Clause and tell you they need to make some weatherproofing repairs that result in a terrible and toxic environment for those that live there. They might give you a one-time credit (I got a whole $500 for the inconvenience), but they won’t reduce your rent even though you may not have access to parts of the space you rent or the amenities that are included. I’ve included some pictures. Honestly, if this company would have displayed a modicum of pragmatism with this process, it might have made things slightly less awful, but they haven't. If you're considering an AMLI property, confirm with your leasing agent. It’s not worth it. Living through this lease has been a nightmare."

"My husband and I moved in to Branch Park in August 2022 and we are having the best experience so far. The building is always so well maintained and clean when it comes to the hallways, trash rooms, mail room and coffee lounge. The maintenance is always on time and make sure to fix the problem at hand right away. Marrisa, Kilish and Amber are always very prompt to answer any questions we have. The events that Branch Park host are always top quality and the attention to detail is subpar when it comes to brunches they host, workout classes, and resident party events they really go all out and make all residents feel appreciated. The apartments are very well made and the layouts are very nice, and i especially love the high cieling apartments they offer! Keep up the great work!!"
