"I've lived at the AMLI Downtown for over a year. Overall this is a nice building in a great location with solid amenities. It's kept fairly clean, the maintenance staff are stellar, and the community managers are very responsive. If I'd been asked to write a review after 10 months I'd of said 5 stars, but as other reviews have pointed out, AMLI does not seem to put value in retaining residents. The renewal offers are ~12% higher than the rates posted online for current residents and the leasing consultants are steadfast in letting you walk before finding any middle ground. There are many positives to living here, but this is an unacceptable and controllable negative that I'd love to see them take into consideration if they hope to improve community sentiment."
"AMLI Downtown is in a great location and close to so many things downtown, including the lake. The units are relatively large and well kept. The amenities aren’t great compared to other properties nearby, but there’s also no amenity fee. So you basically choose AMLI for the location, as well as a great maintenance team. Given the market at this time, however, I’d recommend looking at other properties that are a much better deal. While I would’ve loved to stay, their renewal offer was a huge rent increase despite falling rent prices in Austin. Every other building around AMLI — including much nicer ones — were lowering their prices and offering huge move in incentives. While I made the AMLI team aware of this and made many of my own concessions, they refused to negotiate with me and many other residents. Because of this, there are now so many empty units in the building that have gone unrented for many months and are now priced well below what former residents were paying. They clearly don’t value retaining residents. So many neighbors left over the last few months because of this and moved to nearby buildings that were nicer and cheaper. It’s also important to note the fire alarm issue — false alarms happen seemingly every week at all hours of the day and night. It’s a huge safety issue as residents no longer evacuate."
"The amount of false alarms that go off for a long, deafening time at this building is ridiculous. 2x so far this week, and frequently over at least the past 6 months. I hope the fire dept tickets the owners, and that all of the tenant businesses get monthly rent relief for the amount of noise everyone has to put up with."
"I liked it there over the 8+ years I rented. The staff was great. Maintenance was superior. Adrienne, Adam and Cameron were terrific and helped me anytime there was an issue. I left this fall because the prices went up so much though I had been a long time tenant. A lot of my friends there left too because the renewals constantly went up in price. Seems like their new business model is to hotel style their vacant apartment to Casa for high prices. If the prices ever come back down to precovid/affordabilty I’d move back."
"Lived at AMLI downtown in Austin for a year and have had such a great experience! Couple of highlights: you cannot beat the location, even the smaller units feel large with the great layouts (and high ceilings), AMLI perks and discounts at places in the area, the maintenance team fixes everything so quickly, elevators and amenities are never overcrowded, surprisingly always parking spaces. Have heard not so great reviews on buildings that people are paying much more to live in downtown and really encourage people to consider AMLI! In addition to the above, the outdoor space right in downtown is great (even smaller balconies have plenty of space for a couple of chairs and a table) and people in the building are always friendly! To top it off the staff in the office is always available and ready to answer questions."
