"These are the worst apartments I’ve ever lived in! The safety aspect of these apartments aren’t great. What they don’t tell you before you move in, is the lower ground apartments to the right of the leasing office are like Airbnb style apartments owned by a company called Locale! They have weekly turnover and access to all our facilities pool, rooftop etc! I’ve seen multiple drug users and weed smokers. But what’s even more alarming is they have the code to access the main door to the building, 100s if not 1000s people have access to this code. This should be changed regularly but isn't! The side doors also aren’t locked and don’t need a fob to get in! Already had to change apartments once because the noise was unbearable from the air conditioning unit. (Outside the apartment, not inside) In the process had my jewellery stolen! Reported my jewellery stolen and no one seemed to care! Insist on getting your aircon unit changed! Both apartments I had to have it done as neither worked and because it was in overdrive I was receiving $200 bills. Had it changed and now it’s $69 and my aircon is on 68 temp! In addition, the apartments aren’t clean. My first apartment I couldn’t put my feet on the bathroom floor because the grout on the tiling of the floor was so bad and had to wait for a professional cleaner to be used. The second apartment was equally as bad after requesting this be cleaned before I moved in. You can hear your neighbours! Now on the third floor the apartment above me bang around like elephants and use their washing machine when you’re trying to sleep. What’s wrong with that, well if their machine is on, my kitchen cupboards shake like they’re about to come off the wall! This has happened on several occasions even waking my dogs! 11pm most nights even 2am waking me up at one point. Addressed this with staff and apparently nothing can be done and had to follow up twice before getting a response! The dog park is disgusting! My last place used to get jet washed at least once a week, however, I’ve not seen this done since moving in, in February. It beyond stinks and residents don’t pick up after their dogs! Residents also let their dogs poop in the hallways and don’t pick up! The facilities are worn out! Need a makeover and the hallways need a paint refresh. There’s cockroaches all over the hallways and seems to be more and more appearing by the second. Update - Dec 2023 - rodents in the hallways on top of cockroaches! I wish I had seen this in person, I would have definitely not moved in. Going to cost nearly 8k to break my lease! Honestly, save yourself the hassle there are 1000% better apartments than these in the area. Literally, 5 min drive up e riverside brand new apartments for the same price as these! I could list a load more however, it’s late and my neighbours have finally turned their machine off! What’s good - Zach and Clement they both go above and beyond. Update Feb 2024 after midnight people smoking weed around the pool! Looks like hotel guests from Local, could be residents…who knows!"
"In the summer, the smell of garbage haunted the entire entrance area all the way to the pool. Everywhere you looked there were dead insects and trash stains, in other words not much evidence of cleaning. Of course, I ended up with roaches, ants and gnats in my apartment as well. The apartment had several faults from the day I moved in: lights were broken, the oven handle fell off, wrong mailbox key, and my in-unit dryer remained broken for the entirety of my lease. The amenities proved just as bad: the pool was NEVER clean enough to use, half the community washing machines were usually out of order, and the gate to the first floor apartments was constantly broken so I had to hop over a wall to get in and out. Overall, not very professional or organized, and apart from Veronica, staff will make you feel like a burden for raising issues. It's honestly too bad because the location is super central and next to a fantastic 24/7 coffeeshop, as well as right off of south congress. I actually feel like the complex has potential, but they need to figure out how to maintain a building. Unfortunately I felt physically grossed out and, as a resident/customer, taken advantage of."
"Not worth it AT ALL!!!!! Reasons not to live here: 1. Everything breaks. My air conditioner, washing machine, mirror, shower drain, and countless other little things that were also happening in my neighbors’ units. 2. It’s filthy. They don’t know how to deal with trash so it just ends up everywhere and attracts rodents and insects. 3. It’s overpriced. They charge so much for rent and add so many hidden fees for everything. Maybe if the quality of the apartments were nice it would be worth it but they just try and make them look nice without there being any quality. 4. Staff and management don’t seem concerned with any of the above issues. Whenever I interact with them they act like they’re experiencing the worst pain imaginable. Overall just such a bad place with terrible experiences."
"This is the worst place I have ever lived. The management and staff are rude. There are rats, cockroaches and ants because they have a major trash problem. My washing machine broke on first use with wet clothes locked inside and there was no urgency to get it fixed. There is always hallway leaks and uncleared elevators. I would not recommend anyone to live here."
"If you are thinking of moving to this community, I would strongly recommend you read my observations over the last year. Many of the glowing reviews you’ll read about the community were posted well over a year ago, so I think mine is the most current. I have decided to move out after receiving a 20% rental increase with no improvements to my unit or the community. After negotiation, their best and final was 16%, which, in my opinion, is still ridiculous. Note: for the sake of transparency and objectivity, I had a conversation with Clarissa Marquez, the current property manager. Her feedback from that conversation will be in quotations. THE GOOD: My unit: Although it is not renovated, I think it’s the best unit in the building. Top floor corner unit facing downtown. The 20 foot ceilings and loft bedroom really make this place amazing. I had two balconies, both with the best view of downtown in the city. I am actually so sad to be sacrificing this amazing apartment, but that’s just a testament to how much I hate some aspects of living here. The rooftop: I have had many gatherings here. It is a fun space with a killer view. I have had to purchase a few propane tanks because the management is not on top of this. But that’s just how it goes. This is the crowning jewel of the building. IF you use it, which I did. Front office: I’ve never had issues with the ladies in the front office, which would be a huge plus if Roscoe Properties didn’t move them around like chess pieces. For example, during my application process I worked with Staci (she was great) but by the time I had moved in, she was no longer at Crescent! I cultivated a relationship with Sarah, but she was moved to a property in Dallas. Veronica is still there, which is a huge bonus. She’s one of the kindest people I’ve ever met! The transient nature of the employees isn’t a really big deal, but you can’t rely on positive reviews about certain staff members (Jesse the maintenance guy) as reflective of the quality of life because they’re not there anymore. However, the current manager, Clarissa, was very receptive and understanding when I spoke to her. She is kind, knowledgeable, and competent. Let’s hope Roscoe keeps her at this location long enough for her to make improvements. That being said, they do the best they can. But there are certain things that no property manager can handle. And here’s where I’ll begin describing some of the frustrating things about this community: THE BAD: Amenities: If you’re looking at this community right now, there’s a good chance that you’ll be paying over 2k for an apartment. For that sticker price, I think it’s reasonable to expect high quality amenities. Not at Crescent. And yet, you’ll still be charged an amenity fee. Gym: The gym is small and the equipment is old. I’m not saying they need to spring for a Peloton (although they should be able to afford it), but I think if most of the equipment is rusted or torn, then it’s time to invest in some new pieces. "Clarissa informed me that a torn bench was replaced and there are plans for gym renovations." When these renovations will be finished is anyone’s guess. Pool: It’s saltwater, which is really nice, but if you want any sunshine at all you better get out there before noon. The building’s architecture means that the pool gets no sun after 2 pm. Again, not really a big deal unless value and ROI is important to you. Further, the pigeons basically own that pool and the surrounding balconies. Poop. Poop everywhere. Laundry room: Your apartment will probably come with a European double washer dryer combo. If you want to wash anything more than your kitchen tea towels, then you’ll probably use the shared laundry room. Positive: It’s free (kind of, since there’s that amenity fee) Negatives: These machines have been through so much that they don’t really clean your clothes. I have plenty more to say, but I am reaching a character limit. I hope I can make another post discussing the horrible trash situation at these apartments. Although the pictures speak for themselves"
