"Living at Tramor for the past year was a lovely experience! I moved here site unseen, and couldn't have picked a better spot to spend my year in ATX. It's a safe and quiet complex, full of trees, close to the highway to easily get downtown, and the office staff are wonderful ladies as are the maintenance men! Look no further, y'all!"
"I lived at Tramor Great Hills for two years in two different apartments. The management staff have been great (shoutout to April and Clara who were simply amazing before the management change) and since the management change I haven't had any negative experiences. They're all still friendly and helpful to the tenants and addressed my concerns quickly. Maintenance was awesome. They addressed issues that I brought up immediately and were also friendly. Pest Control - despite living near the heavily wooded areas of west Austin, pest control was great. There were minimal bugs and spiders. They come every Tuesday but you do have to specifically request them to come to spray your apartment but that's more on me not paying attention to the regular communication. Neighbors were mostly quiet and kind. None, at least near my units, rowdy or obnoxious folks. For the most part, most people pick up their dogs' poo. Property and infrastructure - the property is/feels old, and you can tell despite the remodels and upgrades. Definitely has that old apartment smell that even when I first toured both my units, most noticeable inside the kitchen/bathroom cabinets. There were at least 10 occasions on which water was cut off during 2023, with about half relating to the freezes earlier in the year, and the rest due to boiler or water pump reliability issues (again old equipment). As of fall 2023, They had installed a new boiler I believe, but even during my last weeks there, there were still water cutoffs, so maybe they are still addressing the water issue. In my second unit, it was unbelievable how long it would take for hot water to come from the shower head/sink faucets. I'd estimate on average it took at least 5-7 mins, with some egregious days of taking 10 minutes. I believe this has to do with community boilers rather than individual boilers, and my second unit was on a block that had plumbing exposed - essentially no insulation so there is no chance the water would ever stay hot in the pipes. Once you did get hot water however, no problems then onwards. Both my units had high humidity issues, especially the first which was a ground floor north facing unit. I had to get a dehumidifier and was filling up a 50 pint bucket every three days - possibly more frequent in the summer. The second was a second-floor east facing unit and had less humidity problems than the first, but definitely had days where papers felt damp. Community Amenities - the gym had/has outdated and significantly worn out equipment, but it looks like they're in the process of updating them. I think I saw brand new bikes the last time I went. There are 2 pools, one in the center of the property and the second by Great Hills Rd. The center pool was great, well maintained, clean. The Great Hills pool was good initially, and then during my second lease, it was almost never upkept. Always dirty, quite often green with moss/algae/idk. The main gates are almost always left open during my second lease, at first I thought it was related to the freezes, but they were left open even during the summer. This is a great place if you have dogs. They installed a new pen to let dogs off leash and it is amazing. Summary: if I could give 4.5 stars I would, 4.0 stars seems too critical to ding the property and management. Pros: management, maintenance, location, can't get more dog friendly, renting value Cons: old buildings and infrastructure, water delivery felt inefficient My biggest reasons for moving were the need to find a place to better manage my allergies and a place with garage parking."
"10 out of 10. I have lived in a few complexs in Austin. Tramor at the Hills is my favorite. The community and staff is friendly and on point. Even the mailman goes above and beyond. Looking forward to living here for many more years."
"My boyfriend and I have lived at Tramor at the Hills for 3 years. Location is perfect. We are close to Trader Joe’s but tucked into the mountain side! Anytime we need a work order completed or have questions about our lease the office staff is more than helpful and friendly AF."
"My two years at Tramor at the Hills was a great experience. Location Wise: I enjoyed being close to the Costco, Sam's Club, Trader Joe's, and the Arboretum area. I also went to 360 bridge for sunsets and was fairly close to the Domain going on 183 North. I highly recommend if living here if you're looking for convenience in having these things "
