"Management seems to forget that people actually live here. They’re fast when it comes to basic maintenance, but it’s been almost 24 hours with no water (a basic need!) after there were repairs to a hydrant with little responsiveness and barely any updates. It’s been nearly 12 hours without even a simple email update. Unbelievably unacceptable, so be aware of constant water outages for “repairs” with slow response times if you decide to move here. It’s no longer an Austin Water concern but a management problem. Please care more about those that live here and actually do better and be actionable. I genuinely like living here in such a quiet and beautiful part of Austin…besides when this happens."
"Not a good place to live despite being in a good location, because they don't try, and they don't care. They don't seem to understand this is just their job, but it's our home. Maintenance is generally of very poor quality, the jobs they do are not professional and not much better than I'd have done myself. At one point they even got upset at me for reporting an A/C outage because it was after hours. In the middle of the summer! Trying to get them to do basic safety things like clearing wasps nests, cutting down sagging limbs and leaning, rotten trees, or even just *not spraying water onto the sidewalks to ice them over when it's below freezing* is an exercise in futility. After we had already signed our agreements, they changed the deal, cancelling our contract with our internet provider against our will, and giving us a worse deal that forced us to pay for cable we didn't want or use, and then forcing us to pay $25 a month (i.e. de facto raising rent) for "valet trash" that we don't use b/c the dumpster is a 20 foot walk away. And the plumbing is simply awful - they have to shut off water last-minute about a dozen times a year, yet they won't admit to any long-term underlying issues. They are pretty active monitoring all review sites and sending "oh we're so sorry, just talk to us. ~Community Manager" responses all over - but don't be fooled, talking to them accomplishes nothing. If they only spent some of that energy managing the actual problems, rather than just trying to manage the public online reporting of their problems."
"We just move here and I really love it, the staff is very friendly and helpful; Mel made our moving easier. Also we had some issues with the water heater and maintenance solved it really fast!! I’m really happy to live here"
"This was my first apartment and my experience here was pretty good and safe! The leasing staff for me was always helpful, understanding and kind especially Yvette. They are prompt when answering calls. Maintenance people are nice and they show up usually a day or two after you put in a service request and my unit overall functioned well. I enjoyed the easy going energy at the complex and privacy as well. It was quite peaceful living there. Being surrounded by so many trees at the green belt, hiking trails, and the many conveniences of the Arboretum was a great experience for a first time renter. I will definitely miss the deer and the green forest energy of the place. Some issues I found however are: -not much lighting at all in the units (or at least in my unit) I felt like I had to buy 4 or 5 lamps to give my unit enough light otherwise it was so dark. - the complex is not a new complex made in the 2000s so the interiors do look a bit outdated. On the upside it can look a bit cozy and cute since it’s not so modern. - I wish they were more strict on residents picking up after their dogs. It made the grounds not so comfortable walking my dog around. They have a good number of dog bags and bins for their residents to find though which is great."
"I love it here so much!! Isabella and the whole leasing office are the BEST! The maintenance team is on top of their game and quick! If you get an apartment with a view you won’t regret it. And it’s true what they say about the deer in the morning. The community is diverse in every way possible and everyone is super friendly. Couldn’t be happier with my stay:) PS: about half a mile to your left is a great hiking trail and half a mile to your right is a great HEB:)"
