"Have lived at the Seven for just over a year and the first 12 months were fine. What made it worthwhile was the location and views. During that time dealt with one of the elevators being constantly down for the better part of 4 months and pool needing to be drained on multiple occasions, but that was fine compared to what I've been dealing with lately. The last month has completely soured my experience living here. There has been a constant thudding/banging noise throughout the apartment. I communicated with management for weeks to try and get the issue addressed and still no resolution. Management has been extremely unresponsive and unaccommodating given the circumstances. Would avoid this building at all costs and save yourself the headache of trying to reason with property management."
"My experience with Seven has been great so far. :) Dana and Katie have been incredibly helpful in answering any questions regarding my lease and the building amenities very quickly. It's obvious they care a great deal about renter experience which is a breath of fresh air when moving into a new building. The view from my apartment is gorgeous and the walkability to my favorite spots from Seven is great. I knew what I would be signing up for noise-wise moving into the area, but the nearby music isn't half as bad as I thought it would be. If you enjoy the energy and hum of the city below, you'll enjoy this spot. :) My pup and I are happy here and feel right at home."
"Loved living here and calling Seven home! I lived here for about three years and while there have been lots of changes in leasing staff and concierge personnel, I always felt safe and comfortable in this building. Really great location – walking distance from several restaurants, bars, coffee shops, fitness studios, and Whole Foods! Incredible maintenance – my requests were always handled sufficiently within 24 hours It is worth noting that it can be a little loud, especially on the weekends. I was surprised with the level of noise when I moved in but it wasn’t a deal breaker for me. As of May 2023 there was almost always one elevator that wasn’t working – hopefully this has been fixed!"
"I moved into Seven in December and I absolutely love it! The entire staff and concierge are so accommodating and professional. They keep the property so clean and always have good snacks and events for us. My neighbors are super sweet and welcoming which is a huge bonus. I love all the pups here! The location is unbeatable and the apartment is stunning with the views!! I looked at every single DT property and Seven exceeded them all. Definitely will be here for a while and recommend to anybody looking for a great experience and place to live."
"After living here for nearly 2 years I figured I share my experiences at Seven. Looks can be deceiving... (Also it seems as if there are fake 5 star reviews coming from people who do not even live here so just be aware). The Bad: - Management does NOT care about residents. Recently there was a flood and half the building has been kicked out for renovations. Day to day, current residents live with construction noise, false fire alarms and attempted break ins. Yes you read that right. With all the random workers now with access to any floor, we have had attempts to enter our unit despite the construction on the other side of the building. For all of these major inconveniences and residents no longer getting the "luxury" building we signed a lease for what has management done? Nothing but offer breakfast once a week. I'm sorry, but all we want is what we agreed to pay for. Management has done nothing to work with us for a solution here. I work from home and have been mid call or recording when fire alarms go off, loud sawing is happening down the hall and workers are yelling up and down the floor during the day. At any other building residents are compensated for this but not here. - Significant rent increases come renewal time. While we moved in at a good time relative to the recent influx of people moving to the Austin area our rent went up significantly come renewal time and we were not allowed to negotiate. We even offered to renew for longer to lower the rent hike, but not allowed. - There is almost ALWAYS an elevator down. It gets annoying waiting for elevators all the time, cramming in, and I feel bad for those with large pets who need space. - Recently the pool is being revamped. Awesome! But unfortunately there are delays with these repairs too and now just as the weather has started to consistently get warm, we can't use the pool. Not a massive deal as long as it gets finished soon, but we are paying more and more in rent for less and less. - New payment structure that requires rent and fees to be paid one time in full each month. This may not be a huge problem for some, but is a massive inconvenience for those splitting rent. This is a recent change that makes absolutely no sense to me. At every building I have lived at, there were easy options to split rent. My roommate and I have been doing that since we moved in never late, but now we are REQUIRED to pay once in full and cannot split. This was not communicated until mid March, with policy taking effect just week later. Sure just use Venmo to handle it, but why should you be forced to? Why can't there be a simple "split X ways" feature in the payment processor of our account like any other community? It's 2022. - Management and concierge team has been a revolving door. There is no one left working at this building from the day I moved in in 2020. That probably tells you enough right there. No one wants to work here. We recently had one concierge team fired and another replaced them. So far no complaints but we were without a concierge service for a month and paid rent in full that month. - It is loud if you are facing 6th street. Do not let anyone tell you otherwise. You can hear every beat of drum from bands all week and come Thurs/Fri/Sat/Sun Rio nightclub goes till 2am and you will hear the music, bass and DJs. I have gotten used to it, but make sure you are prepared for this before moving in. The Good: - Location is great and you are walking distance to pretty much anything and everything in downtown Austin. - South facing views of the city, park, etc... are beautiful. -Maintenance team is amazing. Great people, very nice, very helpful and are always quick to respond."
