"Worst place to live. They add additional fees and also change the prices. My rent is supposed to be 1400 and I’m almost paying 1800 for a one bedroom. My appliance charges change to $45 to $95 which makes no sense when it’s a USED washer and dryer. I didn’t even know there was cars getting broken into till now that I have read the reviews. I been here for 6mths and ready to move out these apartments."
"i have never lived anywhere with so much negligent security. buda/south austin has one of the lowest crime rates in texas. yet, my car was stolen last night and someone who parked beside me for weeks had their truck stolen 8 days ago. the apartments did not send out any kind of email or notice that a vehicle or vehicles were stolen to any tenants. i have walked around knocking on apartment doors today telling tenants that vehicles were stolen so they can protect their property. why do i have to do the landlord’s job? yall were quick to send an email and hand deliver a note to each tenant about the approaching cold weather and the potential busting pipes (you know, how you guys installed the hot water heater outside with little to no insulation and had to fix over 38 apartments for flooding.. only so you didn’t have to pay for it) get the damn gates fixed! get the damn cameras working! we pay an outrageous amount a month for rent for the landlord to have negligent security. people are stealing out of cars left and right and nothing is done. now they’ve started stealing ACTUAL vehicles, and you have still yet to do anything!!! you knew about the first theft, why the hell did you not inform your tenants at the very least if you weren’t going to upgrade security?! i have refrained from writing a review about all of the messed up things i’ve experienced since i’ve lived here.. like the constant disregard for tenants walking their dogs off leashes (around kids btw) but i can’t let this go. my car held a lot of sentimental value. and you could have prevented the second theft and didn’t! i don’t want the trade in value of my car! i want MY car. but i guess it’s not your property and not your vehicle, so it’s not your problem. it’s easy to not care when it’s not your issue to deal with. but i guess with the “new company” taking over the complex.. things are supposed to get better?! worry about stopping theft instead of painting the exterior of the complex. it’s not needed.. shows where the old company and new company’s priorities lie.. how can we bring more tenants in, not how can we keep our current tenants and their belongings safe. **edit since estancia villas replied** car insurance is required by law to purchase. i did not buy car insurance for estancia villas. i have lived in third ward houston for 2.5 years. and my car was NEVER stolen. crime is about as high as it gets in third ward. estancia villas sent out an email about the gates being open for the fire department. THEY HAVE NOT INFORMED A SINGLE TENANT OF THE GRAND THEFT AUTO OCCURRING IN THE COMPLEX!! every other tenant’s vehicles are at risk. estancia villas also claims that their cameras are brand new and they are having trouble trying to figure out how to view footage. don’t expect the cameras or gates to work how they’re supposed to. save yourself time and money and don’t lease this complex! police report was made. i don’t know why yall are telling me to call them, because i can’t expect estancia villas to help with anything! police were the only people i could rely on to find my vehicle. i handpicked these apartments because they were considered safe and had decent reviews. i might as well live in the worst part of austin since estancia villas doesn’t care about their current tenants!!"
"I’ve only been living here for a couple months….and in that short time our truck got stolen straight from the parking lot next to our building. The aspect of being safe here is nonexistent since the gate is broken and hasn’t been in use since my lease started. I’ve spoken with someone else who just got their car stolen last night (Feb 5th) and so far the complex hasn’t done anything to prevent future thefts. In the lease agreement they state they’re not liable for negligence on their part but yet don’t even notify the residents of the theft or even try to add more security. I’m not sure if more vehicles have been stolen from here but I know for sure it’s been at least two in the last 3-4 weeks. Future residents BEWARE!!!!"
"My husband and I went on a tour this past Friday at The estancias trying to get a heads up on the property before we decide to put in an application and in very little words I can honestly say this is by far the best option out there for us. The manager was super friendly and helpful with any questions we had, pretty much every property I’ve been to I did not get to interact with any managers but the second I stopped by here I could tell that Jennifer’s hands were on deck helping us out. Her team Amanda and Kianna were also very helpful and patient as we just want to make sure we’re making the right move to move here. I’m excited to move to this beautiful property once my lease ends. The grounds are well picked up. They have beautiful amenities. But my favorite part was the staff, I’m beyond thankful for the experience they served my husband and I!"
"Warning from current resident: DO NOT move here. The management overcharged me for rent by almost $900! in August and it took months for them to resolve the issue. The new management has caused nothing but problems. Their new app (which is the only option for paying rent) has been dysfunctional to say the least - I was told by management on September 26th that the account balances were inaccurate and to ignore them. A few days later I had to pay rent through the app. We also got an email that there have been scam calls/emails about rent since they started using this app. On 10/10 I was notified that my payment didn't go through and now I have late fees which will reflect on my record as a renter even though I made the payment on time and received confirmation. My lease is up next month, I'm moving asap. I do not recommend this complex."
