"I moved here in April 2023 and have regretted it ever since. The rent is way overpriced for what you're getting - I pay $1675 for 679 sq ft apartment. Go further down South Lamar to find newer complexes with less issues for the same price. They completely gouged me. They turn the water off every Thursday from 10 am - 4 pm and there is often random shut offs with very short notice. Recently, we have had no hot water for 5 days. I have had multiple packages stolen. The pros of this place? The people that have lived here for years (before all the issues) are great, the community areas are unlike anywhere else in Austin (the pool, garden and dog park) and the office management and maintenance staff are very nice and sweet. That is what drew me here initially. But even the layouts of the apartments are tough. There is terrible storage and when they did renovations, they did them quickly.. my floor is slanted, handles are crooked, etc. etc. My one closet is basically not usable as the wire rods are hung in a way that isn't functional. I had maintenance come and look, and even they could not fix how the initial construction guys set it up. I had to purchase my own rods and hang them in the bedroom. The kitchen has no cabinets. The bathroom is small. Overall, just not a functional layout. I ended up spending more on storage solutions than I signed up for. The sliding door to the patio does not have good sealing when it's closed so I'm likely paying more than I need to in utilities too. I would not recommend this spot to anyone unless you don't care about basic living necessities like access to water."
"I moved here about 4 months ago and my roommate and I both really love our unit and the greater community! There’s always a community activity happening, and the people who live here are all very nice. Sometimes it takes a bit for maintenance to respond but with all the renovations taking place it’s understandable. Many reviews have said that the construction sounds are awful and that the complex looks a mess, but these are not issues that I have faced and to be honest, a little construction noise for the sake of renovation is well worth it. I will definitely be staying here for a while! Also the community garden and dog park are amazing, and the pool is deep and clean!"
"I would not move here if you WFH or cherish serenity: I strongly advise against moving into this apartment. Despite its decent appearance, my time here has been marred by incessant construction, spanning four months, with no prior warning from the leasing agents. Additionally, the water supply has been shut off two to three times a week, causing significant inconvenience. To further exacerbate matters, my vehicle was stolen a mere two weeks after moving in. In light of these experiences, I cannot in good conscience recommend this residence to anyone seeking a peaceful and stress-free living environment."
"I can't move out of this place fast enough. Between the never-ending construction and the lack of reliable access to water, this complex has turned into a third world country. They have consistently shut the water off AT LEAST once a week for the past 6 months to a year. Access to hot water is inconsistent at best. They are turning the water off every week for "repairs" but it's as if they are hiring people off the street to make these repairs as its been over a year and the water is still not working properly. I can't stress enough - do not move here. They have driven away many long term residents in the past year due to this chaos. It's just not worth it."
"I’ve lived here for 4+ years. This isn’t a bad place to live, but I would advise against moving here in the near future ESPECIALLY if you work from home. There are massive remodels and construction going on and it is making it very unpleasant to live here. Even if you move into one of the freshly remodeled units, you run the risk of your neighbors units being remodeled at some point and that’s months of incessant construction noise that you can’t get away from. My pets are so stressed with all of the noise. They are remodeling all of the units as people move out so there is no way of knowing when construction will happen around you. And a lot of people who have been here for years are moving out mainly due to the construction and changes. The complex looks like a construction site. Trenches and upturned dirt everywhere. The water is shut off every week for repairs, sometimes with no warning or for the entire day. Construction workers are driving dangerously and smoking cigarettes in the parking lots. The work is disturbing the environment too and I’ve been getting way more insects since it started. Community as a whole is fantastic and I’m sure everything will look nice once the work is done, but there’s no point in moving here until it’s done unless you want to live in a construction zone."
