"Living here was a relatively enjoyable experience, excluding some regular noise issues from neighbors. The problem with the Ridge at Headwaters is upon move out, they will do whatever they can to take as much of your deposit as possible. After living in our apartment for only one year, we were told our carpet had to be fully replaced in the bedroom, and the entire apartment had to be repainted. Our bedroom was not a high traffic area due to us having a newborn using the space as a nursery, so it was somewhat shocking that the carpet we saw as in fine condition had so utterly deteriorated in the minds of The Ridge. I was told they use a 3rd party to make that decision, but it is not shocking, just disappointing, that the complex finds as many avenues as possible to take your money. There was also absolutely no need for the entire apartment to be repainted as we had very minimal artwork/holes in the wall that would have only needed minor touchups, but again, any way to keep as much of your deposit as possible seems to be the modus operandi here. When discussing these issues, no resolution was made. I informed the manager I would be leaving a review describing my experience, and was told, to paraphrase, "you can do that, but it does not hold much weight from seemingly disgruntled tenants". I am leaving this review to hopefully spare potential future tenants of these issues. The apartments are nice, and I did somewhat enjoyed my time here, but the management team seems determined to leave ex-tenants with a sour taste in their mouth. My recommendation would be to find another complex, and save yourself your deposit money and the future headache!"
"Staff (best of the best) and Community The staff (Clinton and Melanie) is warm and friendly and very responsive no matter the time/hour of the day. They run the place as if it was their own house but most importantly, they have great pride in creating a nice community. Keeping the pool and common areas clean and tidy, and hosting seasonal events and food trucks to bring residents together. Location Situated in a strategic location, this complex is conveniently located near Dripping Springs Downtown and a moderate distance to Sunset Valley shops (South Austin), with easy access to Headwaters and its surrounding trails. The school bus stop right in front of the complex, making it an ideal location for families with kids. Price In terms of value, this complex offers great amenities at a reasonable price. Residents can take advantage of shared office spaces, a well-equipped gym, a dog park, which all the residents enjoy all the summer and, with internet included in the rent, is something to considering in the total cost. Bonuses -Location is in a hilly section which provides amazing sunrises and sunsets -Parking is very spacy, loading and unloading of stuff is very accessible. -If you have pets, they have Pet Parks and Pet Spa -Personally, I think the layout of the apartments are great in the sense that they maximize space."
"I moved into my apartment at the beginning of January. Toilets and showers were dirty. Cabinets were not cleaned and the exhaust fan in the kitchen was filthy. The apartment did not appear to have been primed or repainted, and there was a terrible, lingering smoke odor in the apartment. I did not raise complaints because I was in the middle of relocating and was happy to have found someplace to live, and I initially hoped the smell would dissipate once my belongings were in the apartment, but that has not happened. Since moving into the apartment I have had several friends and colleagues ask, while away from the apartment, whether I started smoking. I first made management aware of the need for remediation regarding the smell in apartment on February 18, 2022; I sent an email asking for permission to have the duct work professionally cleaned at my own expense to attempt to resolve the smoke smell. Instead, I was told an ozone machine could be placed in the apartment but that I would have to vacate for 24 hours. On March 16, 2022, I requested the machine be placed in the apartment while I was away on business, And on March 18, 2022, I sent a confirmation email and also informed management that the AC system needed inspection because my air filter was exceedingly dirty after only eleven days’ use. Taking a short step back, on February 25, 2022, I contacted emergency maintenance due to a water leak in my bathroom. They re-caulked the tub/shower in hope it would resolve the issue. Weeks later the leak appeared again so I requested it be repaired while they ozone machine was working in the apartment. Now, rather than returning to a clean, fresh smelling apartment when I returned home on March 25, 2022, I once again walked into an ashtray upon returning home and discovered the bathroom water leak was not fixed. On March 28, 2022, I sent management an email informing them the leak was still present and that the ozone machine did not resolve the issue with the smell of the apartment. On March 29, 2022, management emailed me stating “Our Maintenance man when he came in, he smelled that candles were lit but then blown out but not tobacco smoke. Candles would also be the cause of the color on the filter, as candle wax and soot will deposit on surfaces in the apartment when lit and blown out. This also could be the cause for the color change on the air filter, and then when the AC/Heat is run, it would circulate the odor. With the nice weather we are supposed to have later this week and weekend, you can try to air out the apartment by having the windows open when you are home, and possibly use/lit fewer candles. And let us know if it changes. The maintenance man, each time he had to reset the ozone machine, checked your toilet, no leak, along with the shower and there was no moisture. Please make sure your shower curtain is closed all the way.” On April 21st, I sent an email to management to inform them the leak by the shower has not yet been resolved and there has been no improvement with the smoke odor. On April 25th, I sent an email to management stating the shower leak was still present. Paragraph 31.2. of the lease states that a tenant may possibly terminate the lease and exercise other remedies under Texas Property Code Sec. 92.056. Texas Property Code Sec. 92.056 defines the reasonable time period as seven days. At this point I have had an ACTIVE LEAK FOR 2 MONTHS. On May 2nd, I met with the Regional, I was returning from a work trip, and asked her to meet me at my apartment so she can witness the odor I walk into every day. She had the audacity to tell me that she could only smell sheetrock and concrete and the odor could be a result of my belongings. I had to move most of my items into storage because I sold my home. My storage unit smells nothing like this. This awful stench has permeated everything that I have moved into this apartment."
