"Best "small town" Motel. It is a cute mom&pop motel run by the nicest people. It's quiet, comfortable and far enough away from center of town to be able to enjoy " country life" but still close enough to center of town. And their rates are so reasonable. If I had to recommend a motel in Dripping Springs Texas...this would be the one I recommend.!!"

Rooms are cleaned daily and the staff is always there to help you and are very understanding. "We reserved a room for October 22-24. We arrived on the 22nd late and went straight to bed. When we woke up we saw how dirty the room was. Dirt specs on the sheets, scratched up walls, dirty floors, cabinet in bathroom, hair on the toilet and bathtub. I told the front desk person about the room conditions and she didn't seem to care so I asked if we were to check out could we get a refund for the 23rd since I had already prepaid for both nights. She said yes. I told her I would go talk to my husband and be back in a few minutes to let her know. I came back and told her that we would be staying and could she have someone clean the room. She said no and that she had already rented to room even though we had not checked out yet. She was very rude. Due to that fact I asked for a refund for both nights since the room was filthy and since she rented our room before I even checked out. She said no, but she would refund the night we weren't staying. I said that was fine that I would deal with the credit card company. Long story short, I showed her the room and she said "whatever". She refunded both nights after yelling at me. She handed me the receipt and said consider it a donation. She then yelled at me that karma was going to get me and to call her in two weeks and let her know if I don't lose three times the money she refunded me. I was very nice and don't know why she was so rude. It is all on her security cameras too."

"Not very fancy and hot water is an issue. Be careful next to light pole by dumpster cause it shocked me. No breakfast ,coffee put in rooms is not good. Manager was very nice and helpful at first but soon she wasn't when husband came home. Worked with us knowing we were having a hard time and then quickly turned on us refusing our money when we tried to pay her."
