"Short Version: Good place to start out, like a first apartment or short term. Maintenance guys are quick to respond and are very friendly. The units and patios are spacious with a decent amount of places to store things. Overall, I’d describe my unit as “not bad”, “a lot of early 2000’s beiges and browns” and “does the job.” The community is old (built in 1998) and they continue to price themselves like they are one of the new complexes without any of the benefits or upgrades. My renewal offer was $100+ higher than any similar floor plan online, including the available unit next to me that is exactly the same as what I had. (It’s also worth mentioning that after I gave my notice, my unit was listed for less than what I was offered on my renewal.) And it now totals to an almost $500 (40%) increase since I first moved in a few years ago. Most rents anywhere are volatile post-covid, but this is just a bit extreme and ignores the type of tenant that is drawn to this type of complex. Less Short Version: Don’t be fooled by the “luxury” title in their name. These apartments offer basic necessities and standard amenities. Human sized tubs, washer/dryers, garages, yards, fiber hookups and even phone jacks by your toilet if you’re old fashioned. There’s a very small gym, decent pool, .3 miles of a walking trail, and a newly renovated community space in the leasing office where you can be awkwardly stared at by the office staff. The other reviewers are right, these apartments do get very warm because the old ac units just can’t keep up, so brace yourself for a higher electric bill regardless of how much you try to conserve. As I mentioned, the maintenance guys are great and never mind helping out with the issues that come up due to how old these apartments are. But I did have two instances where I needed pest maintenance from an outside vendor and the process took from 2-6 months to complete through the front office (both the old and the new staff) and it was a very difficult and frustrating experience. Other issues in the community- there are stop signs have been run over/knocked down and never replaced. I’ve almost been hit a few times by speeders blowing through the intersections by the dog park. The bushes that dangerously block the view of any oncoming traffic there and at the entrance also don’t help. There are moldy garbage juice stains to provide characteristics in the walkways and massive, thick oil stains in the parking lots (that get very, very slippery on the off chance it rains)… so I don’t think there’s ever been a power wash since they’ve been built. Cosmetic? Sure. But it’s a sign of neglect you start to notice after you sign the lease. Cars have been broken into and stolen. The indifference Gables has really shined through when there was not much help or safety precautions taken during our now-yearly freezes. (Yep. I was trapped. Even fell down the stairs the first freeze because the ice was almost invisible. Most of my other friends’ apartment stairs and common walkways in Austin were salted. Gables said they didn’t have legal obligation to salt. Because naturally, we all only do things when we are legally obligated…?) When I first moved in, my neighbors were telling me they had lived here for 5-7 years without any plans to leave. Now, they’ve all left because of the unrealistic rent increases and the inability to keep up with what else is on the market. Around a dozen tenants have come and gone in my building alone in the last three years. So, there’s not any point to getting to know anyone due to high turnover. If you do, it’s really just trauma bonding until you move on to somewhere else you can stay long term."
"We love living here. The office staff are wonderful to work with. Maintenance is quick to respond to work orders. JR recently took care of an appliance issue for us. He is awesome. The property is well maintained. Improvements to the property are done as necessary. Dog park, EV stations, beautiful pool area just for starters. This is a beautiful place to live."

The maintenance team here is top notch! They are fast, friendly and always so polite. One day, I was carrying in groceries and one of the guys ran over and helped me carry a load = made my day!"
