"This is my second year here. In my experience, it has gone downhill within the last few months and the last month has been the absolute worst. My apartment flooded as a result of a pipe burst/water heater burst from the next unit. I still don't know what exactly happened since I got different narratives from the Laura the property manager, Anthonio the maintenance man, Carlos the contractor and a couple of other neighbors. This happened on Christmas while I was out of state for the holidays with family. I was not notified until about 17 hours later. For anyone to tell me what was going on, I had to call the emergency maintenance twice and send friends to check what was happening since my doorbell kept sending me notifications that there was someone in my apartment. You can imagine how terrifying this was. I am yet to receive anything official in writing from the property management company. There was radio silence from the property management for an extended number of days despite Laura, the property manager, informing me that it is standard to get daily updates. The lack of communication and professionalism is heavily documented by my email thread with the property management to where a week would pass without any response. I just only started getting responses after cc'ing all my emails to Daphne, the founder and director of the peak real estate company, the property management company. Contractor The contractor and maintenance personnel were very unprofessional and caused additional damage to personal property that was not damaged by the water. There were muddy and dusty footprints on clothing that had been previously dry cleaned and was hanging. It did not make any sense how that happened and I shared photos with the property management team. There was no communication or apology extended after these incidents. I am missing personal items. This is going to be a nightmare with the insurance part of things. It took the contractor 30 days to complete and clean the apartment. Because of the lack of communication, I made it a point to make daily visits to check in on the progress. To my frustration, weeks went by without any work being done, but the contractors would come to my apartment to use my bathroom and not flush. This was super violating. I informed the property management via email and again, I did not receive any response. After completing the construction, the tub was full of visible mold. Maintenance cleaned the majority out but there's still faint stains on the sides of the tub Cleaners The cleaners Used my mop and cleaning supplies and left the dirty wet mop head caked with construction debris inside a closed cabinet causing it to mildew. They did a really shoddy job and I again informed the property management. There is also some additional damage to personal items that they cleaned. Utilities Y'all, my utilities for the construction period compared to before the flood happened are wild. There are water and other charges on my rent invoice that are almost triple what I normally pay. This is a total mess. This has been one giant traumatic experience y'all. The one bright part is the neighbors. I cannot say enough great things about how helpful and empathetic the neighbors are. I had help with storage containers and moving some items into my garage before construction started. The neighbors are the best part about this community. This complex is very beautiful and mostly quiet. We have food trucks once I'm a while which is great for when you want to try something new. Most of the neighbors are really amazing. On the flip side, Car break ins are on the rise per an email from property management as recent as last week. If I could assign zero stars, I definitely would. I attached a few photos."
"I absolutely love my apartment! Spacious and a beautiful interior. Ava and Laura are absolute gems and the maintenance staff are great. I was at work when they stopped by and they left a note with a cute little gift letting me know they had been. The complex is secure and safe and it is a nice quiet area. So happy to call Promesa home ❤️"
"I've lived here for over 3 years and I've been renting for 20. I've never lived in a better place! Its safe. The people that live here are social and friendly. Singles, but also family friendly. I know a lot of people on a first name basis. Same with the staff. Some of them live here, so they care about the property and the people. So they're invested in it being a good place to live. Amenities (some of my favorites are an office to work, a disc golf course, free cookies and coffee every day) pool, property are always kept up. Rent is reasonable and it doesn't go up as significantly as other places I've been so you can actually live here a while. I'll be staying here as long as they'll have me or I buy a house."
