"My partner and I lived at this location for roughly 2 yrs, and it was a MESS right out of the gate. Karen was the manager along with Raquel at the time. They got our move in date wrong. If it wasnt for my foresight to call a week ahead of time to confirm our move in, we would have ended up in a terrible situation. As they scrambled to find a unit for us, we were given a run down mess of a unit that was missing fixtures, dirty carpet, & even holes in the lower wall of the bathroom to name a few. For the entire duration of our time living there, none of those fixtures were replaced or repaired - YET we continued to pay full price with an increase in rent every lease for the entire duration. It wasn't long before Brenda became the property manager.... There was a week when our building’s fire alarm kept going off in the middle of the night. Sometimes 1am and 3am. We were miserable, couldn't sleep, and every time I talked to the office, I was met with excuses and shallow placation. It wasn't until the fire departments 4th or 5th arrival that they notified me on the scene that they were going to sue the complex for wasting city resources and not solving this building issue promptly. If your unit ends up needing maintenance? Forget it. It will take multiple months of waiting & reminders. We had a exhaust fan & a leaking pipe in the bathroom that went ignored for 2 months. They screen their phone calls. During our move out process, we were doing everything we could to make sure that the substandard unit we inherited didnt get charged with extra fees upon move out. Coincidentally, guess who became impossible to get a hold of during our move out process? My calls were repeatedly sent to voice mail for weeks on end. I decided to try calling from a different number, & it was answered by Irene immediately. Even if your lucky enough to get a hold of them on the phone, or see them in the office, Irene and other staff are seemingly trained to keep you away from Brenda at all costs. Even issues that can only be resolved by Brenda resulted in conversations that ended with “We will let Brenda know you need to talk to her, shes very busy right now.” We can clearly see Brenda through her office window with time to spare, and every time we never heard back from Brenda. We were constantly having to tell the same things to each of them separately because they either 1) dont communicate with each other at all or 2) play ignorant to your repeated requests as if they had no idea what was going on. Their strategy is to leave you out of contact long enough until youre left out to dry. The reasons we decided to leave were because of the rent increases and Brenda’s awful management. We set our new move in motion. We put a deposit on a new apt, booked a moving company. In Sept Brenda sent out an email to the whole property advertising that if you resign your lease now, you wont get a rent hike. You can imagine our frustration. If you're a tenant that already renewed in Oct? Too bad for you. If your lease isn't up until Nov? Too bad for you. It was such a community upset that Brenda emailed the whole property clarifying that it's only for the people whose leases are being renewed in September with a shallow apology at the end. Even though that deal could have applied to our lease, it was moot bc we had already started our move. This deal felt like a carrot dangled in front of the rental community that nearly no one was eligible for. General thoughts: The website advertises “resort style living” & “upgraded apartments” -let me assure any prospective renters - it is NOT what they advertise. You will be paying a premium to be neglected by management. If for some crazy reason you DO decide to live here, I highly recommend documenting EVERYTHING. We are SO thankful to be out of this community. It was a miserable experience where we were only treated like nuisances with wallets to drain rather than human beings who want to belong in a caring community. Avoid this cold, unprofessional & selfish management at all costs."
"Proud to call this place home. The management has been friendly and accommodating in getting what we need. The resort style community is awesome to relax in and kick back every now and then when you want to step out of the apartment. Any pest issues I had were sorted out quickly. Thank you Palms and CAF management!"
"Nice apartments. They have gym facilities, open gym, pool area, lake deck for parties, party area and other facilities. They maintain apartments nicely. The staff are cool here. They give good information at all times. They have iMacs available at the leasing office. They have good walkway for walking. Parking available for future residents."
"The area is really nice and so is the property. The issue I have is with the management staff. One of the reasons I decided to stay at this property is because I was told by one of their staff that I would have reduced first month's rent because I was working at a preferred company. It took 3 months of jumping through hoops for them just to tell me that I am not eligible for it. They had told me repeatedly that I was qualified for it prior to signing and then deny it to me because it "defeats the purpose." Other issues I had with them is trying to email them any sort of documentation. I had to resend pay stubs and proof of setting up my electric multiple times over and over (which lead to them trying to charge me twice for my electric bill), every time to a different email (there seems to be 10 different email accounts they use). Another issue I had was with mail. The staff claims that all packages are held in the office for safety, yet all but one of my packages was sent to my front door (luckily I didn't have any packages stolen). The one package that was delivered to the office somehow managed to be an issue as well. They held the package for 3 days without notifying me that it had been delivered, I had went to the office for another issue when they front desk worker casually mentioned that my package had been delivered a few days ago. If it wasn't for the management staff I would have been very satisfied with my time here, but their incompetence and flat out lying ruins it for me. If you have no other choice, then this property is find. But if you can avoid it, try somewhere else."
"A lovely and calm neighborhood to live in, the management team are nice and friendly, as well as the maintenance team.. If you have kids or pets then this is the best place for you... the rent is a bit high though.. but compared to other lower price places, in my opinion.. The Palms is a place to live in peace.. you won't have safety concerns or bug problems.. maintenance here is perfect and fast too.. I really enjoyed my stay here.."
