"I had good thing ls to say about this apartment complex until recently. My husband and I are aware of the lease agreement but went to the manager for further assistance to break our lease soon due to having twins soon and needing more room. The property manger offered a verbal agreement to terminate the lease in 30 days instead of 60 and we were very grateful and took action immediately. We then were informed that the property mangers boss in Dallas denied the request. The property manager was very helpful and remorseful that she wouldn’t allow the proposition. Corporate office IMT has yet to respond to us or communicate with us. Again, we are very aware of the lease agreement but no verbal agreement should be made until all parties agree. Very disappointed with the whole situation as I was hopeful they would be more understanding instead of wanting the money, but we all know how apartment complexes work. We were also told many people request the type of apartment we have so filling our spot would not be hard at all."

"I just resigned my lease for a 2nd yr. This has been a blessing. My community is quiet and respectful. Customer service is excellent. Maintenance is amazing. Nothing better than having your own garage and private entrance. Grounds are well maintained. My only disappointment is I can't use the back gate as an entrance. I live on "the island " and driving past my apartment to go around to the front gate to drive past the back gate to get to my apartment is inconvenient but minor when I look at all the positives. I can truly say I love it here."

She was consistent with her emails and responses to me, she was patient when things were taking long on my end, and it felt that she was trying her best to make sure I did what I needed to get approved. "Current Resident, PLEASE DO YOUR RESEARCH!!! Where do i start? Well we came to see the units back in May of 2023 in person and really came away impressed with the area of Cinco Ranch and the units. It had everything, space, pool, natural light and people were friendly. Instantly knew these were the units we wanted to call home. Considering we are New Jersey residents with children we wanted to make sure we were making the right decision for our family. We placed a deposit and secured our unit. That’s where the nightmare began. We saw a model home and spoke to Lisa who ensured us that whatever we were looking at finish wise was the exact same unit we would receive minus the space, layout being a lil diff and garage fitting 2 cars side by side. Well well, they ended up delivering a unit to us with CARPET FLOORING THROUGHOUT! We were on the brink of having no job, no apartment with a job transfer that didn’t align with our original move date due to their negligence of sharing this information. 

After pushing my Job transfer, loosing more vacation time we agreed on another unit that resembled the promised model home we were shown in the first place. After driving nearly 2,000 miles from NJ to IMT Cinco ranch in Katy Tx, we walked in to a pile of mess. The apartment was absolutely filthy, the guest tub was never resurfaced and you could see stains from the previous tenants mats, the cabinets were spray painted with the alphabets all over it which every time we touched would get all over our hands and clothes, the dishwasher was not working, the entire apartment was completely dirty (which they said the had a cleaning company come out, interesting). We had to skip unpacking and start CLEANING. So after driving 2000 miles is this the welcome you would like to receive? Cabinets were spray painted while my family was at home, the smell of the fumes was unbearable. Only got an apology from the maintenance person. All of the work that should of been done before we moved in was done 8 days AFTER we moved. Please do yourself a favor and rent elsewhere. I cannot wait until our lease is up to move on. Our family is extemely devastated by this experience. Not luxury AT ALL. IMT, Please get your act together and change your names from luxury to just complex because that is the level of service you have delivered to us personally."
