"My son stayed in these apartments during college. Rent paid early or on time for almost 2 years. Now I'm getting excuses on the return of my deposit and rent overpayment. Thank goodness for pictures and letters that required a signature because I'm tired of the excuses so I'll now have to go to court. Beware of when it's time to move because they don't like to return funds, which is a direct violation of Texas Housing laws."
"If you’re looking for an apartment this should be the very last place you look at for real. Management is horrible and disrespectful. No pest control. Girl at front desk very rude with smart mouth. Extra fees get applied to your account without full disclosure on what they are. If you don’t pay your rent on the first they are already trying to evict you. But what if you get paid every two weeks. These people do not care at all. There’s some shady stuff going on with the management. Over all these are no apartments you would want to live at."
"As a university student, I lived here for a little over a year. This apartment complex is okay. Coming from PVAMU on campus housing, it's definitely a downgrade in terms of maintenance services, but it is all around just a standard apartment complex. As of a month before this review, this place only offers 13 month or 7 month leases, and often only has the 3 bedroom-3 baths available. The wifi is separate and the only option you have to chose from is AT&T. For PVAMU students, this complex does not accept financial aid as a form of payment. For the regular tenant, they state that you must be making 3 times the rent. If you need a co-signer, (I did.) then said co-signer must be making 5 times the rent. For regular day-to-day apartment life it's a bit strange. It currently being summer, the pool is constantly closed but then open. The apartment communicates to tenants most frequently through email when talking about the office, pool, maintenance, and any issues going on, such as complex children that play after school or just in general during breaks. Pest control only comes once a month, or once every few weeks, and outside my apartment there was a frequent silver fish and wasp issue. My apartment in particular--which was on the 3rd floor, got frequent water damage on the ceiling that would drip from the rain, and the apartment itself does seem really cheaply built, especially coming from on campus housing. Also along side the amenities, my roommate states about the basketball court: "The court rims are broken, they were always broken. The hoop nets were torn. the back boards were broken. The court is too big, and the lines have no type of regulation. The lines themselves were faded, and the middle of the court was filled with dirt." We both also agree as a whole, the crime in this complex is relatively low to almost none at all. At most we saw one person's car get broken into, and heard maybe 2 loud arguments in the hall the entire lease. When retrieving mail, you have to go to the leasing office to speak with management to get your mail. However, sometimes packages can come to your door specifically as well. As I lived here longer, the management seemed to get better as the months went on. Toward the end of my lease, I would actually get phone calls if I received any letters. Keep in mind though, the property manager will generally always leave early (3-4pm) while the rest of the staff will normally stay until 5pm. I have never had any maintenance come into my apartment while I wasn't there, and they only really came once for a yearly inspection/vent filter cleaning. For parking, when I first started my lease, they had a sticker system that they used to keep up with towing. The final week of my lease though, the management staff sent out emails saying that there was an official towing company that you had to deal with and be registered with to park there. Like I stated before, this apartment complex is "okay". It is the bare necessities and bare bones type of apartment that will get you by. It is not better than PVAMU campus housing, but it is much cheaper than Cypress. Splitting the rent here was the only reason this place was worth the while."
"This place is terrible. they never respond to their emails. They never give you your mail. I had been out of town for a whole mouth and my electricity bill was almost the amount my rent. They told me that I had multiple noise complaints and they smelt weed but I had been present in my apt due to me being out of town. They then told me I had a week to move out for reasons that was not my fault. They gave maintenance a meter key and I have woken up to people in my house without me knowing. The water is still dirty from the snow storm that Texas had. This place is horrible and very unprofessional."
