"My girlfriend lived here and hated it! Even the pictures they have on Google maps shows how dirty and disgusting they are. They will allow every dumpster to completely overfill and leave at least another two dumpsters worth of trash all around it. The maintenance there is constantly quitting and new (unqualified) people coming in. None of the work orders ever get taken care of. Most of the people that live there are definitely of the criminal variant. Don't care about being loud and partying at 3:00 in the morning. She had her clothes stolen out of the washer TWICE. They will park all over the apartment complex and in areas they're not supposed to. One night a fire truck and ambulance was coming in to help an elderly lady, they couldn't get to her because all the cars were parked in the no parking zones and there was not enough room for the ambulance or fire truck to go by. Between the horrible apartment staff and the degenerate renters, this place is a dump! It would be cleaner to live in a gas station bathroom!"
"They moved us into an APT on move in day with- BROKEN cabinets, BROKEN subfloor, MOLD in ALL of the AC vents, NO working outlets those outlets where you plug something in and the cord falls out immediately, ROACH infestation, stove UNABLE to be opened, DAMAGED /STAINED, OLD dirty carpet (see photos). I have taken steps to report them to the city and will also contact the local news soon. I have pictures of move in and all of these issues were noted on our move in inventory checklist. They do not care about being honest. The CLEANING lady, their maintenance man, AND one of their contractors were WORKING in our apartment the DAY we moved in (this is no joke or exaggeration) even though our move in day was planned for 3+ weeks in advance. This complex does NOT maintain its specific APTS and most of their units are DANGEROUS and/or UNSANITARY. After 40+ FORTY+ days after move out, they attempted to falsify $2,350+ of fraudulent “damage charges”, $40 for "pet damage", $400+ for paint which our photos prove their was no wall damage, $200 for a cleaner even though we paid for one ourselves AND have a receipt. Most shockingly, they attempted to $1,700+ charge for replacing old carpet. I have 20+ move in photos and 50+ move out photos proving these charges are unjustified. We currently have filed a small claims lawsuit against Cynthia Bush, Lisa Martinez, both dishonest and money hungry managers + are awaiting our court date for the return of our deposit. These charges are NOT only dishonest, but ILLEGAL per Texas law. Charging a past tenant FULL price for a OLD STAINED carpet or painting charge from normal usage is ILLEGAL, even if they had attempted to charge us within 30 days. Do NOT let them try to ruin your credit or rental history. We will NOT allow them to bully and/or scam us and we advise you to sue them if they do NOT return your deposit or provide a list of deductions within 30 days after move out. They provided a list of fraudulent charges after 40 days because WE contacted them, demanding our deposit back, which of course they refused. UPDATE- AFTER we filed small claims LAWSUIT for 300% of our deposit+ $100 (as allowed by law for their late return of the deposit), the OWNER MAILED US A CHECK FOR $1,300.. Save the headache and AVOID this complex like the plague, just to save $100 on rent is not worth it. There are many other issues I could go into specifically the horrible plumbing, which leaked all over our bedroom carpet 2 days before move out, without any handle to turn off the water in the toilet (not sure how this is even up to code or legal to rent an apartment like this!) “ Sec. 92.109. LIABILITY OF LANDLORD. (a) A landlord who in bad faith retains a security deposit in violation of this subchapter is liable for an amount equal to the sum of $100, three times the portion of the deposit wrongfully withheld, and the tenant's reasonable attorney's fees in a suit to recover the deposit. (b) A landlord who in bad faith does not provide a written description and itemized list of damages and charges in violation of this subchapter: (1) forfeits the right to withhold any portion of the security deposit or to bring suit against the tenant for damages to the premises; and (2) is liable for the tenant's reasonable attorney's fees in a suit to recover the deposit. (c) In an action brought by a tenant under this subchapter, the landlord has the burden of proving that the retention of any portion of the security deposit was reasonable. (d) A landlord who fails either to return a security deposit or to provide a written description and itemization of deductions on or before the 30th day after the date the tenant surrenders possession is presumed to have acted in bad faith.”"
"Ive been here a year and this is how management has handled the property, They make $ from all the tenants but fail as management to clean this junk that constantly piles up over and over and causes flies and smells, they put letters months ago to tenants not to do this but they themselves and maintenance do this so why post the letters if they dont give an example from the letters and management! ive been in management and from manager to manager things here aint done!! ive seen maintenance just walking around even after i reported problems in my apartment including my ac unit which has had issues since ive lived here and its been a year !! they quick to charge my rent but not quick to fix my stuff!! my sons room is like an oven but they say its normal!!! including maintenance!!! ive had professional ac guys come in and say no the ac needs to be replaced that it ain’t working properly! the way they treat the property reflects the management and there way of running the place! now they got bigger dumpster but its a continuous cycle of trash on this side of apartment complex that is neglected cuz you dont see this much on other parts! they know it too if they did walk arounds more often then to just charge ppl extra they would know. This is evrey weekend trash gets picked up but constantly piles up then they get it and its reapeat again... just get trash company that comes more often ... not that hard to.figure and solve. these pictures are worse sometimes and evrey weekend. landlords here take whoever and le5 things go cuz its there bonus and paycheck. they care nothing for tenants or the complex."
"I've lived here for about two months now. I've heard things in the past about this place but from my own experience it's hard to believe some of the things I've heard. The office staff is nice and been attentive so far. The apartments themselves are decent old but spacious and pretty up to date for the price which is very reasonable. There is a roach problem but mostly just water roaches. The neighbors kind of stick to themselves but lots of families cause there are a lot of kids playing together outside. They do need to maintain the outside lots of dog poop and trash around the outside but all in all great starter place if you're on a budget and you can't beat the location! Close to the mall, quarry, and downtown."
