"We moved in in Sept 2023 and for the most part we have really enjoyed it. Great apartments, nice amenities and the staff is friendly and really tries to accommodate you. Repairs take a little longer than I would like but I know they are very busy. Can’t wait to enjoy the fabulous pool!!"
"I am so sad to be writing this review because when we first moved in back in May 2023, the place was awesome! No complaints. It has gone downhill RAPIDLY in the last 2-3 months. We will not be renewing and I’m still really sad, it’s the perfect location and so close to the lake. It used to be so great. I will preface the review with this: The office staff is probably under a ton of stress and I have not had any issues with the staff directly. They’ve put on fun community events and have done a lot to try and make things better for us. The issues have unfortunately just gone above and beyond what they can fix. I have a feeling new property management is to blame here. Or they’re about to go under new management, not sure which. Grievances: -Rent never posts on the 1st so you are waiting for it to post before you pay and it is really frustrating. -Maintenance requests take weeks, and I mean WEEKS to be addressed -Really foul smell coming from the water faucets and drains. I have cleaned very thoroughly on multiple occasions and it won’t go away. We can’t figure out the issue. -This complex is barely a year old and they had to start construction all over again in some areas. We were put in a hotel for 2 days because they had to re-pour concrete in front of our unit so we had no access to our place. The office staff was nice about it and of course got us the hotel room and even gave us gift cards to help buy food and whatever we needed while we were displaced. It just seems odd that this place is so new and they’re doing construction again. All stairwells had to be put under construction again, super weird. -Right after this, they had to do more construction on the mail area so we couldn’t access our mail for several days. Had to go to the post office. I’ve lived in a lot of different apartments, I’ve never had these issues and definitely not for as long as these issues have persisted -Cars constantly being broken into. Wreckless driving virtually every night and even gunshots in the parking lot. I wish I was being dramatic, there’s a police report open to the public with details. We were the first to call 911 and it was really scary. -Fire alarms going off for over an hour. Pipes burst during the cold spell in January in building 8 where the alarm was going off at 6am for over an hour which I know was not their fault (and I can’t even imagine how the blg 8 residents felt, it was less than 20° outside and they had to evacuate). I’m referring to other occasions. Tonight specifically (which was my tipping point into writing this review…) -Gates to the buildings are constantly broken leaving the complex unsecured. With gunshots and break-ins, you’d probably gather that the residents feel a little uneasy about this. -post construction, they just left all the debris and markings on the walls and paint splattered on our door (as you can see in photos). Our once beautiful apartment that we pay quite a bit of money for does not look the same anymore. As you can probably assume, we will not be renewing our lease. I don’t know if anyone here would renew, it’s gotten really bad. I hope they find better property management and clean this place up because it really was so beautiful and in the best location and just a fun part of Little Elm. Hope this helps someone."
"I could not recommend this apartment community less. The apartments may be “pretty” but that’s where it ends - everything else is a hassle. I lived here from December 2022 - December 2023 and here are my issues I encountered while living here: • Rent was never posted on the first - keep checking back because they will not communicate if it will be posted late! • Turnover rate within the office is unlike anything I have ever seen • Be prepared to wait a week or more for a maintenance request to be completed - especially the AC going out in the middle of July!! • Pest control??? Not sure who their vendor is but it’s clear that pest control is not a priority - just walk the halls and you’ll see! • FIRE ALARMS - when they go off be prepared that they’re going off for an hour or longer! • The $50 monthly “tech package” that is supposedly a community fee (per the ACM) is a joke - majority of first floor outside doors are always unlocked. Would love to know what else does the fee go towards. • If you have an issue with the package system the team will act like they have no access to package locker system and it’s the carriers issue… ps they do have access. • It has been almost a month since I have moved out, I have not received my refundable deposit and I see that they took half of it. I have not been given a breakdown as to why I was charged at move out. I have contacted the office multiple times with no response. • Keep note that most of these 5 star reviews are of tours, not residents. They clearly needed a tour incentive to raise their reviews. The only positive is the location of the complex but that was not enough for me to stay at this complex. If you thrive in a stressful environment then maybe this is the place for you! There are far better communities nearby."
"Moving in this place was easy and the manager at the time was very generous and professional. I moved in January of 2023 and I am counting down the months until my lease is up. First off , THE BUGS are getting worse and worse! I am so uncomfortable in my own apartment that I don’t get out of bed without slippers in the middle of the night because of possibly stepping on a spider , Cricket or cockroach. The roaches are really really bad here(mainly baby roaches). Trying to get the office to do simple tasks is like pulling teeth. I called because I needed a mailbox key replaced and I also paid for a new one. It took just about two weeks of me calling and emailing and finally I just had to take off of work in order to go in and ask them what was going on . Turns out there had been multiple property managers during my 1 year lease and there was a lot of miscommunication. The leasing agents are nice and I’m sure they’re under a lot of stress, but I will not be renewing. Living here has been very stressful. I have also had my car broken into twice. I think these apartments were built way too fast because the minute I moved in things started breaking. Keep in mind I’m the first in my unit. The bottom of the front door isn’t sealed correctly and therefore a lot of bugs are allowed in. They were cleaning the hallways one day with a lot of water and it seeped into my apartment and so the baseboards are water damaged and haven’t been replaced. Over all I wouldn’t move in here because it’s not worth paying so much money for things to constantly break and no help from the office."
