"The negative reviews tell the truth. We moved in 2 weeks ago and it's been nothing short of frustration. The extreme lack of communication from the application process, to move in, to living here now with the leasing office staff has been appalling. As others have said, you can email/call the office and no one will get back to you unless you hound them. Even when they do respond, they never respond to your entire message or all of your questions so you keep having to go back and forth. Most responses have been unprofessional (other than Hailey) and untimely. Hailey seems to be the only one in the office that actually knows anything but she doesn't communicate directly to residents often. The $100 amenity fee was a shock to us - we were not told of it at all when we applied until we signed the lease agreement. $100 for amenities including a "24 hour gym" that's only open 8am-8pm? Really? Our HVAC didn't work when we moved in so we went days without working AC because the leasing office refused to have the HVAC team out immediately and instead tried to fix it with the maintenance team - which didn't work. We can no longer control the temp with the smart home app and no one has a fix for it yet. We had 5 light bulbs burn out when we moved in and had to submit a maintenance request for every single one. Thankfully, the maintenance guy has been timely but I feel bad for having to get him over here so many times. None of the bedrooms have ceiling fans - very odd for Texas. The non-master bedroom closets have a sliding door that only open 1/4 of the way and the only shelf is super high up - none of the closets (including master) have a lower shelf. The 1 shelf can only be reached with a stepladder. There's been a significant lack of storage for us and we've had to get very creative and spend a small fortune on storage solutions. The kitchen and bathroom drawers are few and tiny. The master bathroom shower also has no shelving or any sort of ledge. The hard floor is painful to walk on. It feels like a thin sheet of wood tile over concrete. My feet are constantly sore and swollen from it because there's no shock absorption. Not to mention the gigantic deep pothole right at the gated entrance. We've asked the leasing office to fix it and they said they will when construction is complete - so a year from now? Neighbors leave dog poop in the only green belt. A sign was just put up to charge $500 fines for it but I don't know how the staff plans to catch individuals. Overall, it's just been a headache and we are signed for 17 months which was the only lease option when we applied."
"UPDATE: Three weeks after putting in the work order, dishwasher is still broken. Since I moved into my unit in July, I have had issues with the refrigerator, the ceiling fan, the dryer, the dishwasher, and the power in the upstairs bedrooms. Each time I have had to put in a maintenance request, it has been the same pattern. A week or so goes by with no communication, so I call and either get no answer or am told that a maintenance person will be in soon. Then more time goes by. I send more messages to the office and hear nothing in response. Finally, I go in person to the office to find out what’s going on, and after making the effort to go in person, there’s a chance they might send someone. The office may help you eventually, but you have to work really hard to get their attention first. Also, they billed $600 worth of utilities all at once after a billing issue with the utility company. I went to the office to find out what had happened, and they assured me that they weren’t going to charge all $600 at once because it was the utility company that had made the mistake. I was told not to worry about it and that they would reach out with a payment plan soon. Communication then dropped off on their end, and at the end of the month I was met with the same $600 surplus utilities charge. I went to the office in person and ended up working out a different payment plan, but I was left feeling extremely frustrated by the lack of communication from the office. All this after when I was signing my lease I was told that utilities were included in the $100 monthly amenities fee and I wouldn’t have to worry about them. Overall, my first few months at Carmel have been filled with frustration, and none of the apologies from the office have led to a change in behavior or any rent reimbursement after paying full price for a unit that at one point didn’t have power upstairs or functional appliances."
"Where to start? Since moving in, we’ve had three appliances break along with several other issues with lighting and power. What communication exists from the office is unprofessional, inconveniencing, and ultimately not helpful or fair. Maintenance takes weeks and you end up having to go in person multiple times to remind the office of the standing issue. If you’re lucky, they will send someone on it. Several of our reports have been marked complete with no change or fix. The “24 hour” gym is only accessible when the office is open, and features like the hot tub and gated entrance have broken more than once. It is my opinion that with the number of issues we’ve had in only 6 months of being here combined with thin dry wall, warped flooring, and door locks that easily jam, the complex was built very cheaply and without extensive thought. If you are prepared to hound and pester the office for weeks when you need anything from them, it’s a great location with a nice pool."
"Carmel Villas what a wonderful place to call home! This is a very cozy community, quiet, and beautiful. The landscape is beautiful, this is a very clean community and our home is what I expected and more! Thank you to all the staff at Carmel Villas whom I’ve worked with or had some sort of interaction with. Nikole, Hailey, Desi, and Chip have all been amazing, very thorough, and go beyond to ensure your questions are answered. Let me tell you… I have a lot of them! Because home is home it’s your own oasis and place of tranquility and or whatever you want to make it. I came from the Ridgeview community “which is another one of their properties that are new builds and beautiful.” I was simply looking to downsize and I cannot say there was a better place I could have chosen! Multiple floor plans to chose from, prices are reasonable, New Construction, New Appliances, and upscale living, with an upscale team to help choose the perfect floor plan for your life style! Thank you Carmel Villas! I am happy to be a part of this community."
"I want to warn all who’s looking to rent/ buy here, stay away. Beautiful homes, but way too small, beautiful pool, but no access to it, awesome gym room, can only access it during business hours, and IF they’re there. Another thing, we were one of the first families to move in, and since day 1 our washer has been broken, it’s been almost 2 months as of the time of this writing and it’s not fixed, even worse when the repair people came to fix it, not only did they not fix it, they left it in the hallway. For reference one of these machines blocks off the hallway and they left both out, so we are constantly having to shift the machines to go about our daily business. EVEN WORSE THAN THAT? they gave us a key for an entire other unit so we can wash our laundry. Not sure what’s stopping them from switching the machines, but it’s been hell just living here. The place is really pretty, but not worth the 2.4k a month and especially not worth 800k to purchase a unit. Please if you read all of this, do yourself a favor and stay away, I cannot stress this enough. Your hard earned money deserves to go to a place that will at least fix the problems they create. EDIT: they finally replaced the machine. I was mistaken about the pool it’s been open but I was time otherwise, that’s my fault. The gym is still only business hours. One last thing, I genuinely believe the only reason it was replaced was because of this review and because my whole family went into the office and started making a scene. It should never have to go that far to get something fixed. Hence why I kept it at one star, and I still recommend you steer clear, nobody deserves to get treated like this, and the unfortunate part is I’m not the only person who’s dealt with problems. Of the 2 other families we’ve spoken with they both have nothing nice to say about this place, please don’t cause yourself grief by coming here:"
