"Lived here for a year and had a great experience. Big shout out to Travis for making the transition here easy and seamless. Immediately felt welcomed and appreciated. The office staff is very friendly and attentive to residents and the maintenance staff is quick to resolve any requests. They offer a clean place to wash/dry clothes and the pool is very nice and well kept up with. The grounds keepers do a great jobs working around the clock to keep the property clean and looking nice. Would definitely recommend for those looking for a one bedroom or studio apartment."

"I lived at 316 Fry for three years and they're the nicest rental agency I've encountered in Denton so far. Always willing to work with you and address any issues that might arise. When I experienced unexpected mobility issues mid-lease and had to move from a second floor unit to a first floor unit, they accommodated me with no extra fees. Other pros: **Laundry on-site. They use mobile app that notifies you of wash cycles and vacancies which is convenient **Friendly staff all around from front office to maintenance **Vending machines on site for when you get a late-night craving. I also liked that they have a "community table" for residents to donate items to their neighbors **They have a groundskeeper who lives on site and also does regular patrols of the complex. He speaks to everyone too. **Concrete walls so you seldom hear your next-door neighbors. Invest in command strips so that you can hang decor. **Generally quiet complex. I would regularly sit outside and read. Loud music or public disturbances have never been an issue. **Any maintenance issues are addressed quickly. Whenever I made a maintenance request, I usually got results within a day or two. **Affordable and all bills paid"

"316 Fry is a place you stay as a last resort when you have 0 money to spare. There is roaches EVERYWHERE. Me and my boyfriend stayed in a studio from like April until June or something like that (it was only a 6 month lease so I’m not sure) and we had roaches upon roaches no matter how much they sprayed or how clean we kept it. this place is horrible. They will try everything and say “it’s the people above you they have roaches and they came from above you” or if you’re still having problems after they “sprayed” for roaches they will say “oh it’s the person next to you” but in reality, it’s just the entire complex that’s infested. We were moving out and we saw massive roaches everywhere outside. If you do not enjoy living with roaches, don’t live here. Yes they may have amazing rent prices, but it’s only because they have roaches and can’t charge more. Also, their “hot water” takes 30 minutes to heat up and even then stays hot for 5-10 minutes at most. Don’t listen to all the reviews saying this place is great. Because it isn’t. Best part of this place is it’s cheap and you don’t have to pay utilities. Also if they reply saying I didn’t take care of the place and that’s why I have roaches THEY ARE WRONG. I live in a nice apartment now and have 0 issues with anything. They just don’t know how to get their roach problem under control. Every single one of my friends that has ever lived here has also said they have roaches. They will try and fix it and give you $100 off rent but it doesn’t fix the actual problem at hand. The management also treats you like you’re stupid and you don’t have actual issues. They just put a bandage on it and say they’re working on it. So good luck if you move here but I recommend against it :) there’s much better places."

"- space was perfect for me - price is great - Travis and everyone else who worked there was always helpful, responsive, and caring - everything worked that came in the apt - the perfect location for a UNT student - people who live there are neighborly... the small community of cats are too - laundry room - a lot of cabinet space in the kitchen - walls are thick, considering someone is a wall apart from you - it always had good parking - big windows (my plants loved it) Overall, I really enjoyed living at 316. It's old, but with a small effort to make the place my own, I was able to feel at home there. The space is truly what you make of it."
