"They take every opportunity they can to charge you rent late fees despite any good faith efforts on your part and them never answering their phone. I had a history of paying rent on time and was charged $50 (they illegally tried charging $80, over the Texas legal limit of 10% of the monthly rent - know your rights, tenants! texastenant [dot] org. Overcharging fees means they owe you $100 + 3x the excess fee amount they charged you) because the post office took over 1 week to deliver my check. They only notified me of this 3 days after rent was due (with a note on my door they claimed it cost $80 put there), on a Friday afternoon. I called immediately and emailed, then received an answer Monday saying the late fee had increased. The Tiffany Place apartment itself is decent, though it hadn't received a thorough cleaning before I moved in (dead roach in the light, greasy kitchen, dirty freezer, black wood dust from new floors covering the entire floor), or an inspection (an outlet didn't work, unreadable oven temperature dial (which you'd think would be a safety hazard) probably because the stove was decades old, faucet leaked, HVAC filter looked like it hadn't been changed in years). The new floors were nice, at least. In short, typical landlords - they'll hold you to the exact terms of the lease and charge you every fee they can, but when you spend your move-in day mopping floors multiple times so your feet don't turn black, degreasing the kitchen, etc. because they didn't bother to do a thorough inspection/cleaning, they seem to forget about more-than-reasonable efforts you made to be a good tenant."

"My kids lived here. Nice apartments. Good maintenance and management. Neighbors are mostly regular folks. Management gets rid of problem people in as timely a manner possible. Laundry is inadequate and difficult to deal with or they would have gotten the last star."
