"The apartment complex is a decent place to live, and I have very few complaints. However, the maintenance response time is the worst I've ever experienced. To be clear, the gentleman that handles all of the maintenance issues is a great guy, and has been a real pleasure to speak with when we've needed assistance. The management is the issue. They expect one man to address the issues of the entire complex, and as such they cannot keep up with the demands. It seems like a simple case of them wanting to save money at our expense, and I cannot respect that aspect of living here. Not when I am paying close to $1,500/month after utilities. And for the management; The two ladies that work in the office are very kind and respectful, and I have no issue with them. However, if it's going to take a month to respond to a request, don't tell me you're going to come by the next day and no show us. If there are other issues at the complex, that is fine and I understand, but do not say that you're going to do something and not follow through. Communicate your intentions so we know that you're aware of our issues. Otherwise, it is a nice apartment complex and I wouldn't advise against moving here, just understand that the maintenance may be slow to respond if they don't make a point to hire more than one or two individuals in the future."
"Love the amenities. However, you it's too much going on with extermination, water, etc. The model was lovely. But the tub, model was not completed. The hallways should be swept everyday. Especially when showing units."
"Roaches, bedbugs, and beyond! The Colony at the oaks is the new Pegasus place! A bug problem they refuse to address! Black mold and a creppy maintenance man named James who hits on every women’s apartment he enters! Don’t be fooled by the luxury apartment sign, all they have done is put “lipstick on a pig”! They paint over hair and dust in a attempt to move the next tenant in as fast as possible. Leaving behind animal fur and urine stains from the previous tenant. No key phob entry on any building allowing homeless men to roam the hallways leaving behind drug paraphernalia and spending the night in the hall ways. They have a decent gym with a saunas but homeless people take showers in the gym because the key pad entry has not worked for years and the door is always open! Landry room floors that are caving in from the unit above. AC filters that never get changed, a pool that’s never open with one security camera that’s guards the pool instead the rest of complex that is riddled with petty car thief and vandalism! Come pay $1400 a (month) that bill will fluctuate with all kind of hidden fees, your windows on the first floor won’t lock to keep Criminals out and your kids safe but hey at least your appliances will be stainless steel!"
"I've been meaning to leave a review for a while, so I figure I'd get it accomplished by the end of the year. 2024 is a week away. First, the four star review is mostly earned by the staff. They have always been kind to me and responded to any needs I might have. Sheila is a pro who's retiring any day now, and Jessica, who I've worked with the most and is taking over as lead; is really great. This property is lucky to have someone like her. It's important to me that reasonable and likable people be in charge when it comes to something as important as the place I lay my head. I'm not leaving out the guys in maintenance. They are good natured, likable and trustworthy, in my opinion. Having said that, let's talk about realistic expectations. These buildings were built in the 1970s. Units like this don't get expert carpentry often. These units, like any other big complex you might be scoping, are owned by corporations that want to maximize profits. Meaning they spend on only the most needed areas. This means; layers of paint build up over time on once handsome cabinets, cabinets that once closed better, walls in the laundry room or perhaps behind your toilet that look liked they've been cut into a time or two to address plumbing issues, stuff like that. I've been in three different apartments here in the last two years. This wasn't because of an issue with any of them. My mother lived with me and we had to move from an upstairs to a downstairs when health started failing. I move from that two bedroom to a single after she passed. I will tell you there are differences between each one I have occupied. Of course they are all kind of the same, but each one had different praises and disappointments. With any old rental property, there's going to be something. Keep this in mind; the people who work here can only do so much. They can't change the reality that the rent is too damn high everywhere. They live in the same economy as we do and feel it too, so always be kind is my motto. I like my place. I have expectations and so should you. Keep them reasonable. This place has met mine. Last, and definitely not least; the pool is great, we have an amazing park literally across the street, and the gym (from what I remember) is pretty good. When the new year begins, I may use it again. Don't stress me over it, though. I'm not making any promises. If you're reading this, happy and healthy new year to you!"
"Unfortunately I did not have a good experience living here. When I toured the model apartment it looked nice and the rent was decently priced. Upon moving into my actual unit it was far from what the model looked like, and with all of the random fees added to rent it ended up not being cheaper than other apartments in Lexington. I’ll break it down to some pros and cons. Pros: The amenities were nice and well kept, as well as the landscaping around the property. There is plenty of parking so if you have guests over that’s nice. The location was perfect and very convenient for me, and I loved having the park right across the street. I felt pretty safe here and I absolutely adored the maintenance staff. They were always very professional but personable. Cons: upon moving in I noticed a roach crawling on the floor. As I have never lived with roaches I did not know that where there is 1 there are 20 you can’t see. This turned into a major problem. Roaches invaded every inch of my apartment and keep in mind I’m very clean. They were coming from my next door neighbors apartment through cracks in the walls. It was so horrific. I had to keep my plates and cups in my refrigerator so I knew the roaches weren’t crawling on them. No matter how many times pest control came the issue was never resolved because my apartment wasn’t the source. This was not only disgusting but a major health concern. I could go on and on about just this alone but I’ll spare you. The plumbing in my unit was also faulty, and many times my neighbors dirty bath water would come up into my bathtub and I would have to wait for a plumber to come the next day. The walls are pretty thin and I could hear everything my neighbors said as well as smell their cigarette smoke and the food they cooked. My upstairs neighbors floor was extremely creaky. I’m talking like I did not sleep when he was not asleep. Even with a fan, ear plugs, and white noise it was so extremely loud even if he tiptoed. This was probably due to the cheap and rushed remodel of his flooring. I was losing sleep, not being able to shower, and my apartment was infested with cockroaches. It was not a good time. Keep in mind these might be building/ unit specific issues because my coworker lives in a different building and doesn’t have any issues."
