"Beware. After the pre move in hassle and not getting the unit we originally signed up for, the move in part wasn’t that bad. Filled out all the proper paperwork to get moved in and the inspection paperwork to protect myself when move out came around and the move in damages still hadn’t been fixed. The maintenance guy who was there when we were there was always helpful but a bit slow at times. The largest issue we had with the experience here was the fact that we went almost a full month without AC in the hottest part of the summer. On average the interior of our apartment was 85°+ when exterior temp rose above 90°. The only reason we were able to manage was because of my minor knowledge of HVAC systems. I was able to keep the system running when we were inside the apartment but not when we were away. This issue persisted until we withheld rent. Imagine that, the next day our AC was fixed. We were given a credit for the time we were without AC but we were not the only apartment with this issue and many people actually left the complex because of the issues with their AC systems. Overall the living experience wasn’t bad but not good either. I would only recommend this for a temporary living situation. We signed a 13 month lease and had to terminate it early due to finding a house in the area and wanting to get out of Redwood so badly that we took the hit on the early termination and got out. Early termination was a major hassle as well as when they first ran it up they were going to charge us almost $5,000 to terminate on top of 2 months of rent. We fought them on this and they lowered some of the fees due to our apartment being in very good condition still and clean. It still ended up costing us over $2,000 to move out and they had someone else in our unit 1.5 weeks after we moved out. So they didn’t lose a single penny of income from our unit being empty although they charged us for 2 months or rent on top of the termination fees."
"Originally they looked very nice but as time went on you really started to notice they were okay. The construction job was definitely rushed, there is no base coat on the walls so if you try to clean them with a magic eraser…say bye to all the paint, the counter top had a huge misalignment in the kitchen, bathroom faucets were not secured to the countertop and that’s just a few issues. There’s a leash policy but I wouldn’t expect people to follow it. You will find lots of dog poop because no one will pick it up and there will be lots of threats for fines for not following the lease…but no follow through. I really enjoyed my time because of my neighbors but the actual buildings are just too expensive for the quality. The most upsetting part for me was asking to have rent decreased by just $100 and not only was I laughed at but another resident was actually offered a retention offer if they stayed. Don’t expect anyone to be in the office if you ever need anything, they’re probably on vacation and don’t have anyone to stand in for them. Many maintenance requests will be marked as completed and yet…not done. Air filter was never changed in the 15 months I lived there. Definitely would look elsewhere for something that matches quality to quantity."
"Nice neighborhood that feels pretty secluded despite being so close to a major roadway. Management has been responsive with any issues I've had. The roads were initially a mess upon move in because of construction which was to be expected for a brand new street with constant heavy vehicles. They have been completely repaved since. Attached garage and dedicated parking per unit is also very convenient. A nice walkable loop with good sidewalks is a plus as well. AC and heating work better than most places I've rented. My AC unit actually wasn't turned on prior to move-in but it was a simple fix on my own. Hot water does run out sort of fast but is only noticable if you're doing dishes, laundry, and taking an above average length shower all at once. Price of rent is a little high but that's something that's become completely unavoidable when trying to rent these days. I'm sure it will go up at the end of the lease but once again that's going on everywhere, unfortunately. Overall it is a nice, new and maintained neighborhood and a nice, new apartment. Will likely re-sign depending on how large the expected rent increase will be at the end of our lease."
"DO NOT LIVE HERE I needed a place to rent to cover a gap between selling my house in NJ and buying a home in KY.. So I entered into a 6 month lease here. On move in day, our master shower did not work.. absolutely 0 water pressure. Sent a maintenance request. After 13 days of not getting a response from Redwood, I finally contacted the property manager, Brooke and advised her I would not be paying rent until the issue was resolved. Miraculously enough, the repair was made later that day. Can't forget the pack of cigarettes the builders left behind for me in the closet. That was a nice touch also. Also on move in day I completed a "pre move in" inspection and made note of the numerous pencil marks all over my walls left from the builders. Do you think there was ANY attempt to rectify this issue? Not one. 3 months later and I still live in a "new construction" apartment with pencil marks on the wall in every room. The "neighborhood" has streets which are full of potholes, breaks in the concrete, ditches among other things. Prepare to go on a spirited drive coming in and out of the complex in an effort to protect your car. 3 weeks after moving in I received a notice from Redwood, aka the "pet friendly" neighborhood that my dogs were being too loud and that if I couldn't get my dogs under control they would evict me. Shortly after that it was discovered my ice maker in my refrigerator did not work. So I again submitted a maintenance request. This request took 10 days to fix, and again only came once I threatened to stop paying the rent. I was then invited to leave a review for Redwood via email. I left a 1 star review and was sent a follow up email asking for me to contact them to discuss further. When I called, I left a voicemail and was never called back. Communication is a huge thing Redwood struggles with. Finally, I received notice last week to advise Redwood if I would be renewing my lease or not. I sent an email to Brooke the "property manager" and inquired if it would actually be possible to end my lease 20 days early as I'd be closing on my house in May and did not want to double pay on my new mortgage and rent in July when I can obviously only live in one place at a time. I was told no, and that the only option I had was to return my keys July 1st instead of July 20th and I'd receive a refund on my pet rent, my trash collection and my utilities. So in order to receive a whopping $100 refund I have to turn my keys in 20 days early but keep my lease active and have no access to the apartment they expect me to pay $1400 for. Move anywhere else. Literally anywhere else. These people are greedy, rude, incompetent and they do not care about you as a renter even the slightest."
