"I had the privilege of living at Chateau Orleans for a year and a half. It’s a great community of people in an excellent location with responsive and understanding management. The grounds are well kept and the pools are a nice bonus. It’s a low key area of Cahaba Heights with many apartments facing each other so that you can get to know your neighbors really easily if you want to. Really peaceful. I highly recommend it!"

"Gus the maintenance man was the best part of living here. Did not feel safe living here. Someone would on my patio and leave trash and cigarettes and the screen on the windows were popped out and laying on the ground. The neighbors were rude, stuck up and loud. People would constantly speed and not watch out for children. The landlord was nice up until the point I put in my request to move out . She looked and spoke to me very ugly. I do not recommend this place if you have small children. A lot, of the neighborhood is old and a few women will yell at your children for acting like kids. Sadly, I will not recommend this place to anyone."

"I lived there years ago during my divorce and I absolutely loved the place- If I had not bought a condo I would still be there. The grounds are/were beautiful, well kept and neighbors looked out for each other. At the time I would often walk to the grocery store, post office, and food establishments. THIS IS A WELL KEPT SECRET!"

"I love the Chateau Orleans!! Very peaceful and well managed. My apartment was so spacious and I felt very safe living there. SO easy to get to the grocery store and downtown or the Summit. A great place to live and call home."

"This is absolutely the biggest rip off of any place in Birmingham to live. They are crooks. They will bill you outrageous amounts for water, and not disclose the actual cost because they are pushing all kinds of fees off on renters. My water bill living by myself and being gone 1/3 of the month was $120. Save your money and the trouble and live somewhere else. They will let anyone live there, and there are a lot of unsavory characters and safety issues at this apartment complex. I also came home one day to have the inside of my apartment soaking wet with dirt all over the floor because their pressure washer company didn't put something in front of my door. It's been a non-stop nightmare since I lived there. People smoke and the smell will get in your apartment. As soon as I could get out of my lease I did. Do not live there you will regret it!! It's a revolving door of issues!! I've lived in many apartments and have never dealt with more unprofessional individuals. They actually broke something after I moved out and are trying to charge me with it, and they said when I moved in. They would charge me $25.00/room to repaint it after I moved out, if I wanted to paint. Then they went back and wanted to charge me $100.00. Nothing they say is true. I cannot caution you enough to not live here!"
