"I’ve lived here for 10years… seriously lol. For anyone who wants an honest feedback, I’ll tell you. I lived here since I was 21 and I’ve had the best experience. I live in the Apartment Unit building of 8 which they have several of (they do have duplex units as well). I’ve always had a great experience from the landlord and staff at the leasing office with anything I needed or any concerns, maintenance is always quick, usually the same day if you call early enough and they’re always respectful of your space. Leasing building is always clean, along with the gym and pool area. My building is kept clean, they do have a weekly cleaning service for my building. I haven’t had any bug problems but also I’m super clean so just keep up your own space. I have a 1br/ 1b, washer and dryer is shared between the 8 apartments located in the basement that holds storage areas for each apartment. The washer/dryer can be a pro or con depending how you look at it, you do have to purchase a wash card to use the machines and you reload as you need it. I’ve never had a problem with neighbors, I’ve been the only one in my building to stay this long, so I’ve seen everyone and pretty much everyone has been respectful. We all work as a team, we bring in each other’s packages and place them at each person door if it was left outside the building. So no need to worry about your items, plus it’s safe around the complex. The parking lot has designated parking for those who have it and also additional, there’s plenty of lighting outside, people tend to walk all hours of the day around the complex. Again It’s very safe. The only real cons I have is, because I’ve been here so long my apartment is a little outdated. And also in the summer the air conditioning isn’t the best, the heating in the winter is great but I’m not sure why the cooling seems to barely work, I’ve only experienced 3 super hot summers where it was annoying, they just said the system was really old… idk. But other than that, it’s a great place to live."
"Laundry machines don't work most of the time and they are too small and only per unit, other than that the rent was good and house is big for a 2 bedroom but a little old. The equipment are old so the energy bills are a bit higher than what you expect"
"I lived at Kendallwood over a decade ago, when Debbie was the manager, and I loved living here. I started renting again a couple of years ago and had a bad experience at an alleged “luxury” complex in Farmington Hills that was sold to a new owner, who brought in a new property management company. The property deteriorated in terms of maintenance, grounds, safety and office staff, while they raised rents and fees. We couldn’t wait to get out of there. I recently came back to Kendallwood and, once again, I love living here. Our townhouse was spotless when we moved in. The couple of minor issues we found after move in were promptly resolved. The complex is very well maintained and the grounds, open areas and views are beautiful. And, it feels like a real neighborhood here, unlike the complex we moved from. Best of all are Traci and Bob. Traci kept us totally informed every step of the way prior to our move in and made the entire process easy. She and Bob are not only great to deal with, but they know their business inside and out. After what we experienced at the last complex (where I dreaded having to contact anyone in the office) having such genuine, wonderful office staff, who actually care about their residents and know how to run a complex the right way, is truly like coming home. We are in an era of skyrocketing rents and properties changing hands, with new owners bringing in new property management companies who care only about increasing ROI for the owners and nothing for their actual residents. It is truly refreshing to live at a place like Kendallwood, where the high level of staff and service is maintained year after year, while rents remain very reasonable. This is the business model that owners and property management companies should be striving for as this is the model that ensures long term, happy residents."
"This used to be a great place to live!!! New management is only concerned about making money not its resident. When my bathroom supply line busted causing damage to all my bathroom items and a foul odor in the carpet in my master bedroom from it being water damaged on Oct 7th, it took 7 hours for them to send a carpet cleaning company out (not a water restoration company) and ultimately 18 days to properly resolve. The owners did not reduce my rent to accommodate me for only being able to occupy 1 of the 2 bedrooms. They still required full payment and ultimately all ownership of damages were left to me including hiring a mold inspector despite it being a preventative maintenance failure on their end. 9 days after my issue, they sent letters to all residents saying there’s been multiple floods occurring from faulty supply lines (sounds like a known issue to me). The letter went on to say the repairs wouldn’t begin to take place until 14 days later. I wonder how many more people experienced water damage as a result. Please do not be fooled by the sweet leasing office employees; they are nice but they are not the decision makers!!! They are only the liaisons and cannot do anything for you but forward your complaints. I’ve lived here for 5 years and things are OK until have a problem. They are constantly beautifying the outside grounds to lure you in but once you move in there are several addendums being made to the lease agreement to protect them from filing claims against their insurance while ensuring any issues inside the unit are against your insurance even when they’re at fault.m. There are no perks at rent renewal either. They don’t clean your carpet anymore or do paint touch ups. They just increase your rent and offer you the same amenities from your initial move in."
"I love this place. So sad that they didn't have any vacancies (easy to see why) for my daughter. Tracy (manager) is incredible. She was one of the reasons I wanted my daughter to live there. You just knew that everything would be taken care of and in the most professional way. She's "old school" in that she really cares and puts her heart into her job. There was no dropping an application in front of you and giving you the rehearsed speech. She's the real deal. Several times I spoke with a gentleman in her office. Same thing - the real deal. What a nice place, everything kept up and everyone so beyond helpful."
