"Lived here for over 10 years in two different lots. First things first. Location is in between downtown Rockford and Cedar Springs. Love the location. 4 miles north, you have C.S.B And 3 miles South you have another Meijer, Family Fare, food, restaurants and etc. School district is great. Can be a little bougie from time to time but no one will outright say mean things :P Lot rent is currently $561. 2002 it was like $285 or something but that was sways away. Water and trash is covered in that rent payment. Worst problem is the multitude of water issues. No pressure or main line got damaged. Same bull-oney reason. It's a large well in pump house. And. I SWORE THERE WERE 15 NOTIFICATIONS IN 2023 AND 2022 SEPARATELY. If you have your own trailer, save up and buy a piece of property or rent in a community that actually cares about rent price and consumable water."
"Helped a friend move into his new trailer, in the park. I was there midday, on a Saturday. Seems like a quiet place, I didn't see many people outside. Looks clean and well cared for. I stayed for about 6 hours. I will be going to my buddies house, randomly over time and I will change my review, over time, as I gain more information. Definitely, worth a visit to check out. No obvious problems that would chase potential renters or owners away."
"This is a nice and quiet community. My brother lives there, so I visit often. Everyone is pretty nice there."
"This place is outrageously priced for their lot rent. The water is not palatable. We have to buy my mother bottled water. They are constantly working on their water lines. Many of times turning on the faucet you get brownish yellow water. The trash dumpsters are always overflowing and an eyesore. Many updates needed in this park for the amount of money they charge. Every fall they have increased rent for the past 6 years."
"Sloppy messy dump of a place, their wastewater treatment building has been badly damaged (hole in the roof) for well over a year, and still Algoma Estates continues to ignore township letters mandating repairs, threatening to condemn the building. Who knows what kind of environmental hazards are leaking into the water, because of how cheap their corporate HQ is (RHP Properties out of Farmington Hills, MI)? This place just doesn't care. It's a blight on the neighborhood, and looks trashy. Shame on Algoma Estates for their wanton neglect and disregard for their own property."
