"would give 0 stars if i could this place sucks ! lived here for not even a month and have had so many issues thus far. my fridge broke on friday claimed someone came in fixed it , and it never got fixed. when i got home maintenance left a soaking wet dish towel and HUMAN HAIR on my counter how disgusting !!! and nobody would fess up to it then my groceries went bad and had to throw them out contacted management and they would not reimburse me for my groceries cause it was my breaker that went out and not my fridge make that make sense? It went out Saturday and nobody could fix it until Monday. Would not recommend this place to ANYBODY!!! Photos included are the disgusting human hair left on my counter and the groceries i had to throw out"

"I have lived her since 2016 and I am quite comfortable calling this home. Any time we have ever needed anything fixed it gets done. Any time we have spoken with management or anyone at the main office it has been easy and a pleasure. We have been treated with kindness and respect for the entirety of 8 years here. The only way we’re leaving this apartment any time soon would be to upgrade to a townhouse or at least a 2 bedroom. Even dealing with Kyle in emergency maintenance on a cold winter day where my heat went out was a great experience. He responded immediately and sent someone out to me in less than an hour and had everything fixed and made sure to message me to let me know things were fixed and what went wrong. I was impressed and so grateful. I am thrilled with his service along with the entire experience of living here. Thank you to all the staff who do their part to helping residents and keeping it a nice place to live and for always being willing to work with people like me."

"I just wanted to remark on how excellent Kyle's service was. Really, he performed better than customer service. My water heater's pilot hasn't been working for the last week, so he took the time to come out at night and light it for me. Kyle made the extra effort to buy me a new water heater and have it installed as soon as possible the next day, when it broke again that night. Quite possibly the best assistance I've ever seen. He is eager to go above and beyond, so it is obvious that he deserves a wage increase."

"I honestly don't understand all of the negative reviews about Van Buren. Quite Frankly - this is one of the best places within the Kettering Ohio area that doesn't break your bank in terms of rent. Management has been absolutely amazing (Especially Stephenie and Lily , and also Janice who was recently promoted internally as she should've been. GO JANICE!!!) - They're patient, kind, always willing to work with me on anything and are just there for me on everything. Maintenance has been absolutely stellar. From my viewpoint - what makes or breaks an apartment complex is the quality of the maintenance crew. All maintenance associates (especially Luke and Chelsea) have been more than helpful on anything I ever needed from plumbing to my gas stove not lighting up. Even on-call - they are there for you. I am recontracting another year with Van Buren as the rent raise has been far more than reasonable compared to my previous apartment complex. If you can get past the lack of nice Amenties (pool , gym, etc) - then this is one of the best places. Continue making Van Buren into a Utopian complex for 2024 and onwards! Sincerely - Nick J."

"RATING :’0’ WORST PLACE.!!! This place has a lot bad reviews for a reason. First Thing: STAFF- worst administrative people I have seen in US. Property manager is most of the time unavailable and there is no way you’ll get her time easily. Building: Apartments are very old and not upgraded. Water blockage problems are very common. Insulation problem with the units. I have several work order for A/C issue, had contractors and maintenance come out many times but they fixed nothing. Work orders just go ignored now. Whatever is the problem with the unit they just don’t want to spend the money to fix the issue. WOULD NOT RECOMMEND THIS APARTMENT.!!!"
